Sharonville zoning board to weigh used-car sales at a Gondola Drive BMW shop and a backyard shed that may sit on a property line

Posted on November 4, 2026November 5, 2026 by Dayton Report

Written with the help of AI from the Sharonville Planning & Zoning Commission agenda, Wednesday, November 11, 2026.

Used-car sales at 11574 Gondola Drive

Enthusiast Auto Group LLC is asking for a use variance, which is permission to use land in a way the zoning rules don’t normally allow. The company wants to sell used cars as an accessory use, meaning a secondary activity, alongside its automobile repair and service business at 11574 Gondola Drive. The property is zoned General Industrial and sits at the corner of E Kemper Road and Gondola Drive. The request was tabled at the October 14 meeting because no representative attended.

According to the city staff summary, the company specializes in detailing and servicing BMWs and collectors’ vehicles, including engine and transmission work, body work and general maintenance. It has sold used BMWs and collectors’ vehicles from 11608 Reading Road under a use variance granted in 2008. It decided to lease the Gondola Drive site after talking with the city’s Community Development Department about buying or leasing a new property. The applicant’s letter says Sharonville allows used-vehicle sales only in conjunction with new-vehicle sales, and it asks for limited relief from that rule.

Staff describe the business model as different from a typical dealer. A customer tells the company which BMW model and year they want, the company arranges delivery of the car to the shop for service and customizations, and the customer picks it up there. Staff say the business has operated this way in Sharonville for nearly 20 years with no complaints or concerns received by the city. The applicant says the site is not meant to be a high-volume used-car lot, salvage yard, auction or outdoor storage operation. The letter notes the site has paved parking, access to the I-75/I-275 interchange and a past dealer license for motorcycle sales. The floor plan shows 6,364 square feet of warehouse and 1,636 square feet of office space.

If the board grants the variance, staff recommend three conditions. Board approval would be required before a building permit, and permits may still be needed for interior alterations, exterior improvements and electrical upgrades. All work on automobiles would have to be done inside an enclosed building. Vehicles for sale could be displayed only in striped parking spaces.

Shed setback at 10923 Conestoga Court

The owner of 10923 Conestoga Court, a property zoned R1-B Residential Single Family, is asking for relief from Section 1111.01 of the city zoning ordinance. That section requires residential accessory structures, such as sheds, to sit at least 5 feet from any property line.

Staff say an existing shed in the rear corner of the lot appears in CAGIS (the county mapping system) imagery as far back as 1996 and appears to directly abut the property line. The original permit could not be found, so the shed’s exact setback is unknown. The applicant plans to replace the shed in the same spot. An in-ground pool takes up much of the rear yard, and the applicant says the lot slopes toward the north side, making the current location the most level and feasible place for a new shed.

Staff suggest three conditions if the board approves. The approval would apply only to the reduced setback, and a zoning permit would still be required for the replacement shed. The shed and all improvements must be kept in good repair. Staff also recommend a minimum setback of 1 foot so the area between the shed and the fence can be maintained.

Routine business

The board will also take roll call and consider approving the written summary and audio recording of the October 14, 2026 meeting minutes. The agenda includes a general discussion item with no details listed. The materials list no dollar amounts or city spending for either request.

How to weigh in

The meeting begins at 6:30 p.m. on Wednesday, November 11, 2026, at the Sharonville Municipal Building, 10900 Reading Road. The agenda does not describe how public comment works. Questions can be directed to the Community Development Department at 513.563.0033, and more information is at cityofsharonville.com.
