Montgomery County by court area
Montgomery County’s eviction cases are filed in six courts, each covering its own territory under Ohio Revised Code 1901.02 (effective Oct. 24, 2024). These are court areas, not counts for individual cities: a court’s figures include every community in its territory, and per-city counts would need case-level records, which we don’t collect. Rates are per 1,000 renter households in the court’s territory over 12 months.

About this data
Eviction cases (forcible entry and detainer) filed in the past 12 months, per 1,000 renter households. Filings are each court’s own monthly count of new F.E.D. cases, from the caseload reports every Ohio court files with the Supreme Court of Ohio (its eStats public report); a county’s figure adds all of its municipal and county courts: Montgomery County: Dayton, Kettering, Miamisburg, Vandalia and Oakwood municipal courts and Montgomery County Municipal Court; Greene: Xenia and Fairborn; Miami: Miami County Municipal Court; Warren: Lebanon, Mason and Franklin municipal courts and Warren County Court; Butler: Hamilton, Middletown and Fairfield municipal courts and the three Butler County Courts; Clark: Clark County Municipal Court; Preble: Eaton Municipal Court; Darke: Darke County Municipal Court. Ohio adds every municipal and county court in the state, from 2015 (the list of courts is today’s; earlier years would miss courts since merged). Renter households are the Census Bureau’s American Community Survey 5-year estimates (table B25003) for the same year, or the latest released. Every report is checked before it’s used (the right court, the right months, and the form’s own totals add up); a month that fails a check is left out until it’s corrected. These are filings, not completed evictions: many cases end in a dismissal or a settlement, and one household can face more than one filing. The courts report counts only, never cases, so no tenant or landlord is ever identified. Within Montgomery County, each court’s figures cover its territory as Ohio Revised Code 1901.02 draws it (a court area, not a city): renter households are summed from the Census figures for exactly the cities and townships in it, including a covered city’s part in a neighboring county (Dayton’s and Kettering’s in Greene County, Centerville’s in Greene, Union’s in Miami); where a piece is missing from the survey, the area shows its filings without a rate.
