About the data
- HUD Fair Market Rent (fiscal 2026): HUD’s estimate of rent plus utilities at the 40th percentile for standard units recently rented, by bedroom count, studio to 4 bedrooms. HUD sets these small-area figures only for ZIP codes inside metro areas; other ZIPs are gray.
- Census rent paid (American Community Survey, 2020-2024): the median gross rent (rent plus utilities) that renter households actually pay, by bedroom count, studio to 5 or more. The survey is a sample, so each estimate has a margin of error; where it’s more than 30% of the estimate, or there were too few rentals of that size in the survey, the ZIP is gray.
- Zillow asking rent (2026-09): the Zillow Observed Rent Index, typical asking rent for homes and apartments listed for rent, for all unit sizes together (it doesn’t split by bedrooms, so the bedroom choice is off in that view). Zillow publishes it only for ZIPs with enough listings; others are gray.
Gray always means not enough reliable data for that view, never zero; hover over or tap a gray area for the reason, and try another source. ZIP shapes are Census ZIP Code Tabulation Areas, placed in the county that holds their center.
