Beavercreek Planning Commission Nov. 4: Tabled Greene pylon sign that would remove 12 trees returns

Posted on November 5, 2026November 5, 2026 by Dayton Report

Written with the help of AI from the Beavercreek Planning Commission agenda, Wednesday, November 4, 2026 and the meeting video.

The Greene pylon sign returns after being tabled

The Planning Commission will take up PUD 02-1 MOD 8/26, a major change to the site plan for The Greene. The item was tabled, meaning put off, at the October meeting. Olshan Properties of New Albany wants to build a pylon sign, a tall freestanding sign, at the southwest corner of Greene Boulevard and Indian Ripple Road. The applicant described the spot as near Buckeye Lane, just west of the Noodles and Company location.

According to the October minutes, the sign would carry five illuminated panels, and building it would mean removing 12 trees. Staff noted that the trees are part of the original site plan and have stood close to 20 years. Staff recommended approval with seven conditions. The commissioners asked whether the sign could go elsewhere. The applicant said an easement and setback rules made this the only workable spot. The applicant had also asked to put it in the median, but city staff said the median is public right-of-way covered by a 30-year maintenance agreement and city code does not allow a sign there. The commission voted by voice to table the case. The agenda does not say what will happen on Nov. 4.

Two public hearings: Raider Row and American Legion Post 763

The commission will hold a public hearing on PUD 26-1 SSP #2, the Raider Row Multi-Tenant Building. PUD stands for planned unit development, a zoning approach with a site plan written for a specific project. The agenda gives no address, size or tenants for the building.

A second hearing covers PC 26-6 ASRA for American Legion Post 763. ASRA stands for Administrative Site Plan Review and Approval, a review of a property’s site plan against city standards. The agenda does not describe what the Post is proposing.

Wrightwood Springs subdivision

Under subdivisions, the commission will consider S-26-5, Wrightwood Springs, Section 1. The agenda lists no details on lot counts or location.

Routine items

The commission will also approve the agenda and the minutes of the Oct. 7 work session and Oct. 7 regular meeting. The agenda lists no spending or dollar amounts for any item.

How to weigh in

The regular meeting starts at 6:00 p.m. on Wednesday, Nov. 4, 2026, at 1368 Research Park Dr., Beavercreek. The agenda does not describe a public comment procedure. The October minutes show that the commission took public input during each public hearing, that people who spoke were sworn in, and that written letters were also given to commissioners. The public hearings on Nov. 4 are Raider Row and American Legion Post 763.
