Asking Rents Jumped in 4 Miami Valley ZIP Codes Over the Past Year

Posted on November 4, 2026November 4, 2026 by Dayton Report

Zillow’s rent index for September 2026 shows these changes in the Miami Valley, comparing typical asking rents with a year earlier, for all unit sizes:

  • Typical asking rent in ZIP 45013 (Butler County) was $1,235 a month for all unit sizes, up 8% from a year earlier.
  • Typical asking rent in ZIP 45322 (Montgomery County) was $1,376 a month for all unit sizes, up 10.5% from a year earlier.
  • Typical asking rent in ZIP 45324 (Greene County) was $1,500 a month for all unit sizes, up 9% from a year earlier.
  • Typical asking rent in ZIP 45439 (Montgomery County) was $1,451 a month for all unit sizes, up 8% from a year earlier.

Asking rents are what landlords list new leases at; they move ahead of what existing tenants pay. HUD’s and the Census Bureau’s figures by bedroom count are on the Ohio rent map.

What’s behind the rent changes on your street, and what would help keep rent within reach?
