Miami Valley Home Values Map: Prices by ZIP Code and Dayton Neighborhood

Updated monthly from MLS sales. Figures are for November 2025 through October 2026 unless you pick a year.

Over the past 12 months (November 2025 to October 2026), median sale prices across Miami Valley ZIP codes ranged from $95,000 in 45417 to $564,000 in 45370, among ZIPs with at least 10 sales. 11,983 homes sold in all. Prices rose from the year before in 36 of those 60 ZIPs and fell in 19.

Bookmark the home values map. It’s updated every month with the latest home sales. On a computer, press Ctrl+D (⌘+D on a Mac); on a phone, tap Share, then Add to Home Screen or Bookmark.

Hover over or tap a ZIP code or neighborhood for its figures, its rank and its trend since 2019.

About the data

  • Sales: closed sales of homes and condos in Montgomery, Greene, Miami and Warren counties, from Dayton REALTORS® MLS, 2019 to date. Only totals and medians are shown; no single sale, address or owner.
  • Median sale price: the middle sale price, half above and half below. Price per square foot is the median of each sale’s price divided by its total square footage as reported in the MLS, for sales that list it (whether a basement is counted varies by listing). Change compares the median with the same span a year earlier (the last 12 months with the 12 before), or with 2019.
  • Gray means not enough reliable data, never zero: fewer than 5 sales in that period (or fewer than 5 with square footage), or too few to compare with the earlier period. Hover over or tap a gray area for the reason. A median of a handful of sales can swing with the mix of homes that happened to sell, so small areas move more than big ones.
  • Neighborhoods are the City of Dayton’s own 65 neighborhood boundaries. A sale counts toward a neighborhood from its map location (found from its address, which isn’t kept). In any period where fewer than 95% of Montgomery County’s sales could be located, neighborhood figures are gray.
  • ZIP codes are the sale’s ZIP; shapes are Census ZIP Code Tabulation Areas. A ZIP that crosses a county line is listed under the county with most of its sales. Rank compares areas with a figure in the same view: Miami Valley ZIPs with ZIPs, Dayton neighborhoods with neighborhoods.

For monthly sales, prices and days on market by county and city, see the Miami Valley housing market; for rents, the Ohio rent map. Based on information from Dayton REALTORS® MLS for the period January 2, 2019 through October 31, 2026. Analysis by Dayton Report.
