About this data
Monthly statistics from closed residential sales reported to the MLS in Montgomery, Greene, Miami, Warren counties, by close date. Only aggregates are published, never individual listings. Medians are used where a few unusual sales would skew an average. West Dayton is ZIP codes 45402, 45405, 45406, 45416, 45426, 45417. Cities and townships are placed by each home’s map location. Sales from January 2019 through October 2025 were located from their addresses with the Census Bureau’s geocoder, and one of those months is used for a county’s cities and townships only where at least 95% of that county’s sales were located. Places appear once they have enough sales most months. Warren County’s cities and townships start in November 2025, where enough of the county’s sales could be located. Price cuts compare each home’s final list price with its original list price. Days on market run from the listing contract date to the sold date, computed from those dates rather than the MLS’s own days-on-market field, which changed meaning in May 2025. Months without listing dates for most sales are left out. Homes for sale and new listings come from monthly MLS listing counts; months of supply divides homes for sale by that month’s sales. Measures appear once there is enough data for them.
