John D Austin CSP is a licensed real estate agent with Irongate, Inc. in Centerville, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show John on 8 closed sales (2 as the listing agent, 6 representing the buyer), about $3,202,800 in total sales volume. Most active in Kettering, Centerville, Beavercreek Township, Bellbrook and Fairborn.

Overview

John D Austin works with Irongate Inc., Realtors out of the brokerage’s Centerville office at 122 North Main Street. He holds the Certified Sales Professional designation, and his own profile on the Irongate site says he has been a licensed Realtor for more than twenty years and has lived in the Dayton area all his life.

Since March 2026, MLS records show him closing 7 sales with a combined volume of $2,912,800. Six of those were on the buyer’s side and one was a listing. The sales were spread across five communities in the southern and eastern Miami Valley: Kettering, Beavercreek Township, Bellbrook, Fairborn and Centerville.

The sales record in numbers

Across the period since March 2026, Austin closed 7 transactions totaling $2,912,800. That works out to an average of roughly $416,000 per sale. His prices ranged from a low of $308,900 to a high of $527,000, with a median of $429,900. That puts most of his activity in the mid-priced part of the market, with every sale above $300,000.

The split between sides is weighted toward buyers. Six of the seven closings were buyer-side, and one was a listing. With only one listing sale, the figures for his own listings are a single data point, but it is a favorable one. That home sold in 44 days on the market and closed at 100.5% of its list price, meaning it went at or above asking. His record shows 1 of 1 listings selling at or above the asking price.

The mix of property types was straightforward. About 14% of his sales, or one home, was new construction, and another 14%, also one home, was renovated. The remainder were existing homes. He had no multifamily sales in the period, so his work has been entirely in single-family and similar residential property.

He recorded no closings in the city of Dayton proper or in West Dayton during this window. His activity is concentrated in the suburbs and townships to the south and east.

Where he works

Kettering accounts for the largest share of his recent business, with 3 of the 7 sales. Beavercreek Township, Bellbrook, Fairborn and Centerville each had one sale.

His home base is Centerville. The service area listed on his brokerage profile centers on Centerville and covers a number of nearby ZIP codes, including 45459, 45440, 45458, 45429, 45066, 45342, 45420, 45305, 45432 and 45449. That footprint takes in much of the Montgomery, Greene and Warren County area south and east of downtown Dayton, and the places where he closed sales fall within or close to it.

Kettering is the area to look at most closely. His three sales there had a median price of $429,900, compared with an area median of $256,000. In other words, the Kettering homes he handled sold well above the typical price in that city, which points to activity in the upper tier of the local market.

In Centerville, his one sale closed at $485,000, against an area median of $335,000. In Bellbrook, the sale was at $442,000, compared with an area median of $393,000. In Fairborn, his sale came in at $308,900, while the area median is $223,000.

Beavercreek Township is the one place where his sale sat below the local median: $410,000 against an area median of $499,900. That is a reminder that his work there reached into a more accessible price band than the township’s typical sale.

Price range against local medians

Taken together, the five areas show a consistent pattern. In four of the five, Austin’s median sale price was above the area median, often by a wide margin. The gaps run from about $49,000 in Bellbrook to about $174,000 in Kettering. Fairborn’s sale was roughly $86,000 above its median, and Centerville’s roughly $150,000 above.

This suggests a practice oriented toward homes in the middle and upper-middle price range for each community, rather than entry-level properties. Even his lowest sale, at $308,900, was above the Fairborn area median and well above the Kettering median.

The sample is small, and a handful of closings can shift a median considerably, so these comparisons are best read as a snapshot of recent activity rather than a long-term profile. Still, the numbers describe a consistent price focus across several different markets, from Fairborn at the lower end of his range to Centerville and Bellbrook near the top.

Background and credentials

Austin’s profile on the Irongate Realtors website lists him as a Realtor and Certified Sales Professional. The brokerage’s agent directory carries the same designation for the Centerville office. His MLS listing credits use the name John D Austin CSP with Irongate Inc., and the brokerage’s Centerville office page lists him under the joint team label John and Jan Austin.

He says he has been licensed for more than twenty years and describes himself as a lifelong resident of the Dayton area. He also states that he is certified as a Dayton Ambassador by the Dayton Area Board of Realtors.

The same page lists several recognitions: Dayton Area Board of Realtors Sales Leader, the Ohio Association of Realtors President’s Sales Club, Irongate Top 50 Sales Leaders, and certification as a Dayton Regional Ambassador. These are listed by Austin himself on his site.

Irongate, his brokerage, has deep local roots. It was founded in Centerville in 1975, and when it changed ownership in 2021 it had more than 300 affiliated agents and seven offices in the region, according to the Dayton Daily News.
