Tammy Murphy is a licensed real estate agent with R H 2 L in Centerville, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Tammy on 11 closed sales (4 as the listing agent, 7 representing the buyer), about $3,780,300 in total sales volume. Most active in Centerville, Beavercreek, Washington Township, Franklin, West Carrollton and Kettering.

Overview

Tammy Murphy is the owner and broker of R H 2 L Real Estate Professionals, a Centerville-based brokerage at 6814 Loop Road that has operated since January 2014. The company also trades as Real Homes to Love, and it is sometimes styled RH2L Real Estate Services. Murphy leads the firm while continuing to represent buyers and sellers across the Dayton region.

Over the past 12 months, Murphy closed 11 sales totaling $3,780,300 in volume. Four of those were listing-side transactions and seven were on the buyer side, a mix that shows she works both ends of the market. Her activity is spread across eight communities in the Miami Valley, with Centerville accounting for the largest share.

Her career in real estate began in 2001 in Arizona, and she has been licensed in Ohio since 2005. She holds a Kentucky license as well, tied to a second office in Newport, and she has added Northern Kentucky to the area she serves. Alongside her brokerage work she has a long record of service in the professional associations that govern and train local agents, which is covered below.

The sections that follow look at her recent sales in detail, the neighborhoods where she has closed deals, and her professional background.

Sales Record in Numbers

Murphy’s 11 closed sales in the past year ranged in price from $138,000 to $595,000, with a median sale price of $330,000. Dividing total volume by the number of sales gives an average of roughly $343,700, so her typical transaction sits in the mid-$300,000s. That is a broad range, covering entry-level homes at the low end and substantial properties near the top of the local market.

The strongest figures come from her listings. Of the four homes she sold as the listing agent, 3 of 4 closed at or above the asking price, and the median sale-to-list ratio on those listings was 102.2%. In plain terms, the typical home she listed sold for slightly more than its list price. Those listings took a median of 48.5 days on the market to sell.

The sample is small, as it is for most individual agents over a single year, and a handful of transactions can move any median. Still, the pattern is consistent: sellers she represented generally reached or beat their asking prices.

The character of her sales is worth noting. None of her closings in the period were new construction, and none were multifamily properties. About 36% of her sales were renovated homes, which means more than one in three involved a property that had been updated before or around the time of sale. The remainder were existing single-family homes in the resale market.

She also had no closed sales in the City of Dayton proper or in West Dayton during this window. Her work is concentrated in the suburbs and surrounding cities to the south, east and north of the urban core.

Where She Works

Eight communities appear in Murphy’s recent sales. Centerville leads with 3 sales, which fits with her brokerage’s home base on Loop Road. Her median price there was $330,000, compared with an overall Centerville median of $349,900. Her Centerville sales therefore landed a little below the area’s typical price, in a market where mid-$300,000s homes are the norm.

In Beavercreek, she closed one sale at $537,500, well above the area median of $330,000. In Washington Township, one sale closed at $595,000, the top of her range and compared with an area median of $412,000. Both transactions sit in the upper tier of their markets.

Kettering produced one sale at $430,000, against an area median of $260,000. In Fairborn, one sale closed at $365,000, where the area median is $220,000. Both were priced well above the local midpoint, which points to larger or more fully updated homes than the typical sale in those communities.

Closer to the middle of the market, her Franklin sale closed at $264,900, just above that area’s $260,000 median. In West Carrollton, one sale at $220,000 compared with an area median of $185,000. In Bellbrook, her one sale closed at $280,000, below the area median of $385,000, which indicates a more accessible price point in a community where homes typically sell for more.

Taken together, six of her eight areas show sale prices above the local median, one is roughly in line and one is below. The spread suggests she is comfortable across price tiers rather than tied to one segment. Her service area also extends beyond these eight communities. She has listed Kettering, Dayton, Miamisburg, Trotwood, Oakwood, West Carrollton, Springboro and Clayton among the places she works, and Northern Kentucky has been added more recently.

Background and Credentials

Murphy started in real estate in Arizona in 2001 and became licensed in Ohio in 2005. She went on to open R H 2 L in 2014. The brokerage lists an Ohio broker license and a Kentucky license for its Newport office, and she is recognized as the firm’s owner and broker.

She holds a notable list of professional designations. These include the e-PRO designation for technology and online practice, the Accredited Buyer’s Representative (ABR) credential, Certified International Property Specialist (CIPS), Military Relocation Professional (MRP), Seniors Real Estate Specialist (SRES), the Performance Management Network (PMN) designation and At Home With Diversity. Several of these focus on specific kinds of transactions, including cross-border and relocation work.

Murphy is also a CIPS instructor and an advocate for global business in real estate. In October 2025 she taught the Certified International Property Specialist course at Dayton REALTORS. Her brokerage’s site describes her as having chaired the Ohio REALTORS Global Business Alliance.

Her record of professional service is extensive. She has served as an Ohio REALTORS State Director since 2008 and was a director on the Dayton Area Board of REALTORS in 2011 through 2013 and again in 2016. She is currently a Board Director for Small Brokerages at Dayton REALTORS for the 2024 to 2026 term. She served as president of the Women’s Council of REALTORS Dayton chapter in 2019.

Her honors include the Ohio Excellence in Community Service recognition in 2012 and the Marie Kindrick Fair Housing Award in 2013. She was named Broker/Owner of the Year by the Dayton Area Board of REALTORS in 2015, and her biography lists Women’s Council of REALTORS Dayton REALTOR of the Year for 2025. In 2024 she was also recognized as a Top Agent by BestAgents.us.

How the Numbers Fit Together

Murphy’s recent year is best described as steady and varied. With 11 closings, she is not a high-volume producer by the standards of the region’s largest teams, but her activity reflects a working broker who also runs a company and holds significant volunteer leadership roles in the local and state associations.

Several details stand out. Her listings sold at a median of 102.2% of list price, and three of her four listings reached or exceeded asking. Her buyer-side work, which makes up seven of the 11 transactions, took her into communities from Bellbrook to Fairborn, and many of those purchases were priced above the local median. Her overall median of $330,000 is a close match to Centerville’s own median of $349,900, which is where she closed the most business.

Renovated homes made up about 36% of her sales, and she did not handle any new-construction or multifamily transactions in the period. That suggests a practice built around existing single-family homes, which is the largest part of the resale market in the Dayton suburbs.

For homeowners and buyers around Centerville, Kettering, Beavercreek and the neighboring communities, Murphy offers a combination of local transaction experience, long-standing credentials and a track record of involvement in the profession. Her sales figures and her service history together give a clear picture of an established broker with a steady book of business.
