Zachary Sharritts is a licensed real estate agent with Bridgestream Realty in Dayton, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Zachary on 5 closed sales (5 as the listing agent, 0 representing the buyer), about $1,452,500 in total sales volume. Most active in West Carrollton, Miami Township, Washington Township and Kettering.

Overview

Zachary Sharritts is a real estate agent with Bridgestream Realty in the Dayton area. Since March 2026 he has closed 4 sales totaling $1,314,000 in the MLS. All four were on the listing side, so each began with a seller who chose him to bring a home to market.

The sales are spread across four different communities in the Miami Valley: West Carrollton, Miami Township, Washington Township and Kettering. There is one closing in each. That spread gives a useful view of how he works in a range of price points, from a starter-level home in West Carrollton to a sale just under $400,000 in Washington Township.

Bridgestream is known locally for its property management business. Its website says it manages more than 1,500 rental units. Sharritts works on the realty side of the company, where his recent record consists of single-family sales rather than investment or multifamily deals.

The sales record in numbers

Four closed sales produced a total sales volume of $1,314,000, or an average of about $328,500 per home. The prices ran from a low of $245,000 to a high of $399,000, with a median of $335,000. The range is fairly tight: the highest sale is about 63 percent above the lowest, and every closing fell within the mid-$200,000s to just under $400,000.

All four closings were listings, which means the pace and pricing figures below describe homes he represented sellers on. The median time on market for those listings was 52 days. The median sale-to-list ratio was 100.2%, meaning the typical home closed slightly above its final list price. Two of the four listings sold at or above asking.

A sale-to-list ratio at or above 100 percent is a useful sign of pricing. It suggests the homes were brought to market at figures buyers were willing to meet. With a sample of four, a single sale can move any of these numbers, and they are best read as an early snapshot rather than a long-term average.

The mix of properties is also clear. None of the four sales was new construction, and none was a multifamily property. About 75 percent of the sales, three of the four, were renovated homes. His work in this period has been centered on existing single-family houses, most of them updated before or during the sale process.

Where the sales have been

Each of the four communities in his record has a different price profile. Comparing his sale prices with the median price in each area shows where his listings sat in their local markets.

West Carrollton. His sale here closed at $245,000, against an area median of $180,000. That is roughly 36 percent above the area median. The home was at 240 Orchard Hill Drive, listed by Sharritts together with a second Bridgestream agent, Spencer Maxwell. The property sold in September 2026 for $245,000. It is also the lowest-priced sale in his recent record, which shows that his higher-priced work elsewhere sits well above this point.

Miami Township. The sale here was $295,000, compared with an area median of $258,969. That puts it about $36,000, or roughly 14 percent, above the area median. It is a moderate step up from the typical price and one of the two sales below the overall median of $335,000.

Washington Township. The home closed at $399,000, the top of his range. The area median is $400,000, so this sale landed within $1,000 of the typical price in the township. Of the four areas, this is where his pricing most closely matches the local middle of the market.

Kettering. The Kettering sale was $375,000, against an area median of $255,000. That is about 47 percent above the area median, the widest gap of the four. It suggests this home sat in the upper part of the Kettering market, probably reflecting the renovated condition that characterizes much of his recent work.

Taken together, three of the four sales closed above the local median, and the fourth was effectively level with it. The pattern is that he has worked mostly in the middle and upper-middle of each neighborhood’s price range, rather than at its entry level.

Property types and how the homes sold

Three of the four homes were renovated, and the remaining one was not. In a market where condition often shapes both price and speed of sale, that mix matters. Renovated homes tend to be priced above neighborhood medians, which is consistent with what his record shows in West Carrollton, Miami Township and Kettering.

The 52-day median time on market is a middle-of-the-road pace for a mix of homes at these prices. Two listings closing at or above asking, with a 100.2 percent median sale-to-list ratio, points to sellers receiving close to or more than their list prices. The other two listings closed below their final asking prices, and the median figure shows that the gap was small.

There were no new-construction sales in this period, so none of his results depended on builder inventory or presales. There were also no multifamily sales, which sets his recent record apart from the property-investment focus that Bridgestream is known for through its management arm. His closings were single-family homes sold to buyers in the open market.

Because all four sales were listing sides, the record says nothing yet about buyer-side work. Seller representation has been the whole of his closed business since March 2026. Buyer-side sales may follow, but none have closed in this window.

Background and local context

Sharritts is affiliated with Bridgestream Realty, whose offices are on South Dixie Drive in Dayton. The brokerage describes itself as the largest third-party property management company in the city, and it says it manages more than 1,500 rental units. The realty side is a smaller part of that operation, and the team that handles sales is more modest in size. Sharritts has partnered with a fellow Bridgestream agent on at least one listing, the West Carrollton sale at 240 Orchard Hill Drive.

Beyond his brokerage affiliation and the transactions above, little else is publicly documented about his career, such as years in the business, designations or professional roles.

He has had no closings in the city of Dayton itself or in West Dayton during this window. His work has been in the suburbs and townships to the south: Kettering, Miami Township, Washington Township and West Carrollton. Those are areas where median prices run from $180,000 in West Carrollton to $400,000 in Washington Township, and his four sales cover that whole span.

For homeowners considering a sale in any of those four communities, the numbers offer a starting point. His listings closed at about the asking price, took a little under two months at the median, and in most cases sold above the local median. As his record grows over the coming months, a larger set of transactions will show whether those early patterns hold.
