Nick Donahey is a licensed real estate agent with Local Roots Realty in Dayton, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Nick on 13 closed sales (10 as the listing agent, 3 representing the buyer), about $2,923,150 in total sales volume. 1 of those were in the City of Dayton. Most active in Washington Township, Butler Township, West Milton, Wright View, Miami Township and Lebanon.

Overview

Nick Donahey is a Dayton-area real estate agent whose recent work with Local Roots Realty is a study in range. In the period since March 2026, MLS records show him closing 6 sales with a combined volume of $1,314,500. Those sales were spread across six different communities in the Miami Valley and just beyond it: Butler Township, West Milton, Wright View, Miami Township, Washington Township and Lebanon.

Every one of the six closings came on the listing side. Donahey represented the seller in 6 of 6 transactions and the buyer in none, which makes his recent record a picture of how he prices, markets and closes homes for sellers. The homes sold between $87,000 and $295,000, with a median sale price of $232,750.

His listings sold in a median of 30 days on the market and closed at a median of 99.5% of the list price. Two of the six sold at or above asking.

Donahey describes himself as a full-time Realtor and a lifelong resident of the Dayton area. He lists residential sales, listing and buyer representation, relocation and investment property among his areas of focus. His brokerage, Local Roots Realty, is a Dayton-based firm with an office at 1501 E. 5th St. in the St. Anne’s Hill area.

The Sales Record in Numbers

Six closed sales in a short window is a modest sample, but it is enough to see a clear pattern. The total of $1,314,500 works out to an average sale price of about $219,000, and the median of $232,750 sits close to it. That closeness tells us the sales were not driven by a single outlier. The highest sale, at $295,000, and the lowest, at $87,000, bracket a group in which four of the six homes sold between $207,000 and $260,000.

Those four middle sales are worth listing. One closed at $207,000 in West Milton, one at $212,000 in Miami Township, one at $253,500 in Washington Township and one at $260,000 in Lebanon. Together with the $295,000 sale in Butler Township, they point to a practice centered on homes in the low-to-mid $200,000s, with one entry-level sale at the bottom of the range.

On pace, the median of 30 days on the market for his listings is roughly a month from listing to a signed deal, a timeline that suggests homes were attracting buyers without lingering for long stretches. The median sale-to-list ratio of 99.5% means that sellers typically received very close to their asking price. In practical terms, a home listed at $250,000 would typically close within about $1,250 of that figure.

Of the six listings, 2 of 6 sold at or above the asking price. The other four closed slightly below list, which is consistent with a median ratio just under 100%. A median that high, with a third of sales at or above asking, indicates that list prices were set close to where the market ultimately settled.

By property type, the mix is straightforward. None of the six sales, or 0%, was new construction. About 17% of his sales, or one home, was a renovated property. There were no multifamily sales. The record, in other words, is made up of existing single-family homes sold largely in the condition in which they were listed, along with one renovated home.

Where He Works

Donahey’s six sales landed in six separate places, one in each. That spread is the main geographic story of his recent record: rather than concentrating in a single neighborhood, he closed homes across Montgomery, Miami, Butler, Warren and Greene County communities. The area-by-area comparison below sets each of his sale prices against the median price for that area.

Butler Township. His sale here closed at $295,000, the highest of his six. The area median price is $335,000, so the home sold at roughly 88% of the local median, in the upper-middle of the township’s market.

West Milton. The West Milton sale closed at $207,000, which matches the area median of $207,000 exactly. It is the one place in his record where his sale price and the community’s typical price line up precisely.

Wright View. His Wright View sale, at $87,000, is the low end of his range. The area median is $136,000, so this was an entry-level home by local standards, at about 64% of the median. It is also the sale that sets his price floor.

Miami Township. The Miami Township sale closed at $212,000 against an area median of $258,969, or about 82% of the median. It was a home in the more accessible part of the market.

Washington Township. Here his sale closed at $253,500, while the area median is $400,000. The home sold at about 63% of the median, suggesting a more modest property in a market where prices run considerably higher.

Lebanon. The Lebanon sale closed at $260,000 against a median of $360,000, about 72% of the area figure.

Taken together, five of the six sales closed below the median for their areas, and one matched it. That pattern points to a practice oriented toward homes at or below the typical price in each community, including several communities where the typical price is well above $300,000. For sellers of more affordable homes in those areas, that is relevant experience.

Background and Focus

Donahey describes himself as a lifelong Dayton-area resident who works as a full-time Realtor. His own profiles list a broad set of services: residential sales, representing sellers as a listing agent, representing buyers, relocation and investment property. He also lists a service territory that stretches across the region, including Bellbrook, Brookville, Dayton, Englewood, Farmersville, Franklin, Germantown, Miamisburg, Spring Valley, Springboro, Tipp City, Troy and Vandalia.

The MLS record shows how that range plays out in practice. His recent closings were in a different set of communities, from West Milton and Wright View in the north to Lebanon in the south, and from Miami Township to Butler and Washington townships in the Dayton suburbs. The investment focus he cites has not yet appeared as multifamily sales in the recent figures, which show none, but the single-family sales at lower price points, including the $87,000 Wright View sale, fall within the kind of range that interests many investors and first-time owners alike.

Local Roots Realty, the brokerage under which his recent sales were recorded, describes itself as Dayton-grown, woman-owned and community-focused. It calls itself Dayton’s newest real estate brokerage and is based in the St. Anne’s Hill area, at 1501 E. 5th St. Rachel Gannon is the broker and owner. Listings attributed to Donahey on public portals include a recently sold home in the 45403 ZIP code area.

What can be said with confidence comes from the closed-sale record and from his own description of his work.

Reading the Numbers Together

No leaderboard rankings are available for this period, which is a short one, since the window begins in March 2026. With six closed sales, the more useful comparison is between his sales and the market around them, and that comparison is favorable on pricing discipline. A median sale-to-list ratio of 99.5% is high by any measure, and it was achieved alongside a median of 30 days on the market. Sellers who list with an agent are often weighing speed against price, and the combination here shows little sacrifice of one for the other.

The geographic spread is the other notable feature. Six sales in six communities means that Donahey is not tied to a single pocket of the market. Sellers in places as different as Wright View, where the median price is $136,000, and Washington Township, where it is $400,000, have been represented by him in the same few months. For a homeowner deciding whether an agent can handle a property in a particular community, that breadth is a reasonable thing to consider, even though a single sale in each place is a small sample.

It is also fair to note the limits of the data. A six-sale window cannot show seasonal patterns or year-over-year change, and none of the sales involved the buyer side. Anyone looking for a fuller picture would want to ask Donahey directly about buyer representation, new construction and multifamily work, all of which are absent from this stretch of the record.

What the numbers do establish is a consistent pattern: homes priced in the low-to-mid $200,000s, sold on the listing side, in about a month, and very near the asking price, across a wide swath of the Miami Valley. That is the foundation of Nick Donahey’s recent record with Local Roots Realty.
