Most active in Beavercreek, Kettering, Washington Township, Miami Township and Trotwood.
Overview
Terri D’Andrea is a Dayton-area real estate agent whose recent closed sales are concentrated in the southeastern and northern suburbs of the Miami Valley. MLS records list her with Keller Williams Community Partners. Since March 2026 she has closed 10 sales worth a combined $3,705,000, an average of about $370,500 per transaction.
Every one of those sales was on the listing side. She represented the seller in 10 of 10 closings and the buyer in none, so the record for this period reads as that of a listing agent. The properties ranged across five Montgomery and Greene County communities, with prices running from entry-level to just over the half-million mark.
The sales record in numbers
The headline figure is the sale-to-list ratio. The median home she listed sold for 100.0% of its asking price, meaning the typical sale closed right at the list price. Seven of her ten listings, 7 of 10, sold at or above asking.
Time on the market was moderate. The median listing of hers spent 32.5 days on the market before going under contract. With a sample of ten, one slow or fast sale moves that figure noticeably, but the combination of a month-long median and a full-price median ratio points to listings that were priced close to what buyers were willing to pay.
Prices spread widely. Her lowest closed sale was $225,000 and her highest was $615,000, with a median of $323,500. The median sits below the average of $370,500, which is typical when a few higher-priced sales pull the average upward. Several closings in the mid-$400,000s and the $615,000 sale did that here, while a core of sales in the $200,000s and $300,000s anchored the median.
The mix of property types is also worth noting. About 50% of her sales, five of the ten, were renovated homes, a notable share that suggests a lot of her work involves properties that have been updated before or during the sale process. New construction made up 10%, or one sale. She had no multifamily sales in this period, so her activity was in single-household homes.
Where she works
Her sales are spread over five communities, led by two with three closings each. Beavercreek and Kettering each account for three of her ten sales. Washington Township follows with two, and Miami Township and Trotwood each have one.
That distribution puts the bulk of her activity in the suburbs south and east of downtown. She had no sales inside the City of Dayton itself during this period. One sale, her Trotwood closing, falls in the West Dayton portion of the market, the only West Dayton sale she recorded.
Beavercreek is a Greene County city east of Dayton and the place where she closed the most business alongside Kettering. Kettering, a Montgomery County suburb immediately south of Dayton, is a market of established neighborhoods. Washington Township and Miami Township are both Montgomery County townships on the south side of the metro area, and Trotwood is to the northwest of the city.
A spread like this, across two counties and several price levels, shows an agent who is not tied to a single pocket. For a seller deciding whom to list with, it means experience with a handful of different local markets rather than just one.
How her prices compare with local medians
Comparing her median sale price in each community with that community’s overall median gives a sense of where in each market she worked. In four of five areas her sales priced above the local median, and in the fifth they were essentially in line.
In Beavercreek, her three sales had a median price of $450,000, against an area median of $325,000. That is $125,000 above the area figure, so her Beavercreek work was in the upper part of that market.
In Kettering, her median was $290,000 against an area median of $256,000, a difference of $34,000. Her Kettering listings were therefore moderately above the typical sale there, in the range where many family-sized homes in the city trade.
In Washington Township, her two sales had a median of $393,000, close to the area median of $400,000. Here her work tracked the middle of the market almost exactly.
In Miami Township, her single sale closed at $459,000, compared with an area median of $259,500. In Trotwood, her one sale closed at $225,000, against an area median of $165,000. Each of these is a single transaction, so it describes one home rather than a pattern, but both were above the typical sale in their areas.
Taken together, the figures indicate that she tends to work with homes at or above the middle of each local market. That is consistent with her overall median of $323,500 and with the share of renovated homes in her sales, since updated properties often price above the local median.
Background and credentials
Ms. D’Andrea holds the Graduate, REALTOR Institute (GRI) designation, listed as issued in March 2023. The GRI is a professional education credential offered through state Realtor associations. Her professional profiles also list membership in the National, State and Dayton Area Boards of Realtors.
Before and alongside her work in sales, she has a background in valuation. She has described working as a real estate appraiser from 1992 to 2011, followed by sales, investing and rehabilitation work. That history helps explain the shape of her recent record: appraisal experience is directly relevant to pricing a listing accurately, and rehab experience bears on the large share of renovated homes among her sales.
Her listed areas of focus include investment property. Local service-business listings describe her as an investment property specialist working in the Dayton area and as a relocation specialist, and name Miamisburg, Springboro, Centerville, Belmont, Huber Heights and West Carrollton among the communities she serves. Those are service areas she has described; her closed sales since March 2026 were in the communities named above.
Readers who want to confirm her current license status and brokerage affiliation can do so through the Ohio Division of Real Estate’s license lookup at com.ohio.gov/real, which is the official record.
