Scott Marvin is a licensed real estate agent with Team Results Realty in Millersport, and a member of Dayton REALTORS®.
Recent Sales ActivityOver the period since March 2026, MLS records show Scott on 18 closed sales (18 as the listing agent, 0 representing the buyer), about $6,764,000 in total sales volume. 2 of those were in the City of Dayton. Most active in Kettering, Miami Township, Beavercreek, Vandalia, South Park and German Township.
Overview
Scott Marvin is the broker and owner of Team Results Realty, a flat fee MLS listing brokerage based in Millersport, Ohio. In the period since March 2026, MLS records show him closing 18 sales in the Dayton area, with a combined volume of $6,764,000.
All 18 of those closings were on the listing side. The brokerage says it has no in-house buyer agents, and the numbers fit that model: 18 listing sides and no buyer sides. His work in the Dayton market is built around helping sellers get a property onto the MLS.
The sales cover a broad stretch of the Miami Valley, from Kettering, Beavercreek and Vandalia to Springboro, Bethel Township and German Township, and a range of price points from $80,000 to $894,000.
The sales record in numbers
Across the 18 closed sales, the median sale price was $347,500. The lowest was $80,000 and the highest $894,000, so his listings span entry-level homes to some of the more expensive properties sold in the region over the period.
On pace, his listings had a median of 39.5 days on market. The median sale-to-list ratio was 98.4%, meaning homes typically closed within about two percent of the asking price. Eight of the 18 listings, or 8 of 18, sold at or above asking.
The mix of property types is varied. None of his sales were new construction (0%), while 44% were renovated homes, a sizable share of the total. One of the 18 was a multifamily property, which adds a small investor-oriented element to an otherwise single-family record.
Two of the sales were in the city of Dayton itself. None were in West Dayton. Most of his closings came from the suburbs and townships around the city, which the next section covers by area.
Where he works
The largest share of his closings came from Kettering, with 3 sales. His median sale price there was $240,000, compared with an area median of $256,000, so his Kettering listings sat close to the local middle of the market.
Miami Township, Beavercreek and Vandalia each had 2 sales. In Miami Township his median was $212,500 against an area median of $259,500. In Vandalia his median was $282,500, above the $250,000 area median. Beavercreek stood out: his median of $517,500 compares with an area median of $325,000, which points to listings in the upper part of that market.
Single sales came in several other places. In German Township, he closed one sale at $894,000, well above the area median of $371,800 and the highest price in his record. In Springboro, one sale at $520,000 compares with an area median of $420,000.
In Walnut Hills, a sale at $182,000 compares with an area median of $160,000, and in South Park a sale at $255,000 compares with an area median of $205,000. He also closed one sale each in Bethel Township and Riverside.
Taken together, of the eight areas with a published median for comparison, his median price was above the area median in five: Beavercreek, Vandalia, German Township, Walnut Hills and South Park, plus Springboro, making six. Kettering and Miami Township were the two areas where his listings priced somewhat below the local median. The spread shows a practice that is not confined to one price tier or one part of the metro.
Background and credentials
Scott Marvin holds an Ohio broker license and is the owner of Team Results Realty, which he co-owns with Terry Carter. The brokerage describes itself as specializing in flat fee MLS listings and says it serves clients across Ohio. It also offers a For Sale by Owner MLS service for Dayton and other Ohio cities.
According to the brokerage, he began his career in 1994 selling new construction for major builders, moved into full-time real estate in 2001 and went on to found Team Results Realty. The firm describes more than 30 years of experience. Other published profiles give different starting years, so the length of his career is best understood as roughly two to three decades.
He has lived in Central Ohio since 1987 and holds a bachelor’s degree in business management from Franklin University. In a Voyage Ohio interview he described starting a short sale business that served sellers statewide. Zillow lists his specialties as listing agent, buyer’s agent, short sale and flat fee listing service.
Team Results Realty says it has closed several hundred properties a year through its flat fee service. The office is in Millersport, in Central Ohio, and the brokerage lists Dayton among the areas it serves, including dedicated Dayton-area flat fee listing plans.
How the work looks in context
A flat fee model changes what a sales record looks like. Because the brokerage does not represent buyers, every closing in Marvin’s record is a listing, and the figures describe how his listings performed rather than a blend of buyer and seller work.
On that measure the numbers are steady. A median of 39.5 days on market and a sale-to-list ratio of 98.4% show homes selling at prices close to what sellers asked, and nearly half of them, 8 of 18, reached or passed the list price.
The range of areas is wide for a record of 18 sales. Ten different communities appear, from established suburbs such as Kettering and Vandalia to Springboro, Beavercreek and the township areas around Dayton, along with city neighborhoods such as Walnut Hills and South Park. With such a small number of sales in each place, the area figures are best read as a snapshot of recent activity rather than a long-term trend.
The share of renovated homes, 44%, and the single multifamily sale suggest he lists properties beyond the standard move-in-ready house. For sellers considering a flat fee approach in the Dayton market, the record since March 2026 shows a broker working across many price levels and locations.
