Russell Hamby is a licensed real estate agent with Plum Tree Realty in Dayton, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Russell on 11 closed sales (10 as the listing agent, 1 representing the buyer), about $2,624,500 in total sales volume. 1 of those were in the City of Dayton. Most active in Union, Huber Heights, New Lebanon, Butler Township, Lebanon and Belmont.

Overview

Russell Hamby, who goes by Russ on his brokerage profile, is a REALTOR with Plum Tree Realty’s Dayton office, at 5335 Far Hills Avenue, Suite 220. The firm also lists an office at 9078 Union Center Boulevard in West Chester. Since March 2026, Hamby has closed 5 sales totaling $1,346,000 in the Dayton area, and all five were on the listing side.

That pattern is the most distinctive thing about his early record. He has represented sellers in every closing so far, with 0 buyer-side transactions in the period. Taking a home to market, pricing it and seeing it through to closing is the work his numbers describe.

The sales are spread across five areas: Belmont, Huber Heights, Jackson Township, Union and Butler Township. Each area accounts for one closing. They run from a little over $200,000 to $325,000, a range that covers much of the region’s middle market.

The sales record in numbers

Across the five closings, the average sale price works out to about $269,200. The median is $276,000, with the lowest sale at $207,500 and the highest at $325,000. The span between them is a little under $120,000, and the middle three sales fall between $252,500 and $285,000.

Speed and pricing are where the listing record looks strongest. His listings had a median of 25 days on market, which is under a month from the day a home was listed to the day it went under contract and closed out its marketing period. The median sale-to-list ratio was 101.8%, meaning the typical home sold for slightly more than its asking price.

Three of the five listings, or 3 of 5, sold at or above asking. That is a majority of his closings, and it fits with the median ratio above 100%. The other two sold somewhere below their list prices, a normal outcome for a small set of sales in any market.

The mix of properties is also clear. None of the five were new construction, and 80%, or four of the five, were renovated homes. There were no multifamily sales in the period. His work to date has been single-family resale housing, most of it updated or renovated before or around the time of sale.

Five closings is a short record, and the figures are best read as an early snapshot rather than a long-term average. Still, a quick median time on market, a median sale price above list, and a majority of listings reaching or beating asking are a solid start for a window that began only in March 2026.

Where he works

Hamby’s closings come from five places across the Dayton region, and each one is different in character and price level. One of the five sales was inside the city of Dayton itself. None were in West Dayton. The other four were in the surrounding suburbs and townships.

Belmont is a Dayton-area neighborhood where the typical sale price is relatively modest. In the period measured, the area median was $165,000. Hamby’s sale there closed at $207,500, the lowest price in his set.

Huber Heights, to the north and east of the city, had an area median of $230,000. His sale there closed at $285,000, one of the higher prices among his five and the second-highest in absolute terms after Butler Township.

Jackson Township had an area median of $311,000, which makes it one of the pricier areas in his record. His sale there came in at $276,000, which is also the median of all five of his sales.

Union, a smaller community in Montgomery County, had an area median of $213,900. His sale there closed at $252,500.

Butler Township, the most expensive of the five by area median at $335,000, produced his highest sale at $325,000.

Taken together, the five locations give him a footprint across the northern and eastern parts of the Dayton market, from an urban neighborhood to growing suburban townships, rather than a concentration in a single pocket.

Price points against local medians

One useful way to read a short sales record is to compare each closing with the typical price in its own area. Three of the five were above the local median, and two were a little below.

In Belmont, the $207,500 sale was about 26% above the $165,000 area median. In Huber Heights, the $285,000 sale was about 24% above the $230,000 median. In Union, the $252,500 sale was about 18% above the $213,900 median. These three are the places where his listings sold into the upper part of the local price range, and it is consistent with the high share of renovated homes in his record, since updated houses commonly sell above an area’s overall median.

In Jackson Township, the $276,000 sale was about 11% below the $311,000 area median. In Butler Township, the $325,000 sale was about 3% below the $335,000 median, essentially close to the middle of that market. Both of these sit in the higher-priced townships, and his sales there landed near or just under the typical figure, at price points that were reachable within those markets.

That pairing is worth noting. In the lower-priced areas, he sold above the local middle. In the higher-priced areas, he sold close to it. The result is a portfolio that clusters tightly between $200,000 and $325,000 regardless of whether the surrounding neighborhood is lower or higher priced overall.

Because each area has just one closing, none of these comparisons should be treated as a trend within a neighborhood. They describe individual homes, how each one was positioned, and what it brought in the market at the time.

Brokerage and background

Hamby works under Plum Tree Realty, which lists him as a REALTOR in its Dayton office on Far Hills Avenue. The brokerage also maintains a West Chester location at Union Center Boulevard, which its agent pages show alongside the Dayton address. His listings have appeared under the Plum Tree name in the Dayton area, including in Fairborn, and a Dayton listing on Bellaire Avenue is credited to him as well.

His brokerage profile is brief. What can be said with confidence is what the sales data show: five closings since March 2026, all representing sellers, in a price band between roughly $200,000 and $325,000.

For homeowners weighing a sale in the Dayton area, the record offers a few concrete reference points. His listings have spent a median of 25 days on the market, they have typically sold at or slightly above list price, and the homes he has sold have mostly been renovated single-family properties. Those are measurable details a seller can ask about directly in an interview with any agent.

Readers who want to know more about his approach, credentials or experience can find his page on the Plum Tree Realty website, which lists his Dayton office.
