Terri Johnson at Glasshouse Realty Group

Terri Johnson is a Dayton-area real estate agent with Glasshouse Realty Group, the brokerage founded in 2019 by Dayton locals Mo Zahedi and Evan Kloth. Her agent profile on the brokerage site describes her as a two-time winner of Best of Dayton’s “Best Real Estate Agent” award, in 2022 and 2025. Glasshouse’s own blog also notes that she was a finalist in the same category in Dayton.com’s 2024 Best of Dayton awards.

Over the past 12 months, Johnson closed 19 sales totaling $7,296,800 in sales volume. The work was split almost evenly between sellers and buyers: 10 listing sides and 9 buyer sides. That balance matches the two specialties listed on her Zillow profile, buyer’s agent and listing agent.

Her sales are spread across more than ten communities in Montgomery, Greene, Miami and Warren counties, from Vandalia and Washington Township to Springboro, Troy and downtown Dayton.

Her Zillow profile lists her as a member of The Casey Hartman Group, and Casey Hartman’s own page lists her as a team member under Glasshouse Realty Group.

Sales record in numbers

Johnson’s closed sales over the past 12 months ranged from a low of $219,000 to a high of $875,000, with a median sale price of $324,000. That spread covers starter-level and entry-level purchases as well as properties well into the upper end of the local market, which suggests a practice not confined to one price tier.

The strongest figures come from her listings. Her 10 listing sales had a median of 6.5 days on market, a quick turnaround by any local standard. The median sale-to-list ratio on those listings was 100.0%, meaning the typical home sold for its asking price. Seven of the ten, or 7 of 10, sold at or above asking.

The mix of property types is mostly resale. New construction made up about 5% of her sales and renovated homes about 21%, so roughly one in five transactions involved a home that had been updated before sale. She recorded no multifamily sales in the period.

Taken together, the numbers describe an agent whose seller-side work tends to move quickly and close near the asking price, alongside a steady share of buyer representation.

Where she works

Johnson’s closed sales were spread widely rather than concentrated in a single neighborhood. Four areas each accounted for two sales: Vandalia, Sugarcreek Township, Washington Township and Springboro. Single sales were recorded in Kettering, Clayton, Beavercreek, Troy, Union and downtown Dayton. In all, 3 sales were in the City of Dayton, and none were in West Dayton.

Comparing her median prices with each area’s overall median gives a sense of where she sits in each market. In Vandalia, her two sales had a median price of $368,000, against an area median of $253,000. In Sugarcreek Township, her median was $555,000, compared with an area median of $379,900. That puts her work in both places above the typical price point.

In Washington Township, her two sales had a median of $382,000, close to the area median of $412,000. In Springboro, her median was $361,750 against an area median of $425,000, so her sales there were somewhat more moderately priced than the typical home.

Among the single-sale areas, a Kettering sale at $294,000 compared with an area median of $260,000, and a Beavercreek sale at $379,500 compared with $330,000. A Troy sale at $465,000 compared with an area median of $299,900. In Clayton, a sale at $225,000 came in below the area median of $275,000.

Realty.com lists her service areas as Washington Township, Dayton and Beavercreek Township, and her sales show activity in each, along with a broader reach south toward Springboro and north to Troy.

Background and credentials

According to her Glasshouse profile, Johnson was born and raised in Dayton and knows the region’s urban, suburban and rural communities. The range of places in her sales record, from downtown Dayton to Union and Troy, fits that description.

The same profile says she offers sellers professional staging, photography and marketing, and supports buyers from showings through closing and afterward. Her listing results, with a median of 6.5 days on market, reflect the seller side of that service.

Her Zillow profile shows a member-since date of March 2019 and lists an Ohio license number, SAL.2018002957. Readers can confirm license status through the Ohio Division of Real Estate’s eLicense lookup. No professional designations, languages spoken, or board and community roles were found in published materials, so none are listed here.

Her office affiliation is with Glasshouse’s downtown Dayton location, which has been described as the Oregon District office.

About the brokerage

Glasshouse Realty Group has grown quickly since its 2019 founding. Dayton.com’s Best of Dayton awards named it Best Real Estate Agency in 2024, its second straight year, and the Dayton Daily News reported it as a 2026 Best of Dayton winner with more than 350 agents.

The brokerage says its agents serve communities including the Oregon District, Oakwood, Centerville and Kettering. That description is company-wide rather than specific to Johnson, though her Kettering sale falls within it.

Within that larger firm, Johnson works as part of The Casey Hartman Group team. Her recent record, with 19 closed sales, $7,296,800 in volume, listings that sell in about a week and a typical sale at asking price, shows steady activity across a wide part of the Miami Valley.
