Sean Pleiman is a licensed real estate agent with Irongate, Inc. in Dayton, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Sean on 22 closed sales (15 as the listing agent, 7 representing the buyer), about $7,809,800 in total sales volume. 2 of those were in the City of Dayton. Most active in Kettering, Centerville, Washington Township, Tipp City, Beavercreek and Lebanon.

Overview

Sean Pleiman is a Dayton-area agent with Irongate Inc., Realtors, working from the brokerage’s Washington Township office at 1353 Lyons Rd. He is one half of the Brown Pleiman Group, a two-person team he and Steve Brown formed in 2023. The team’s site says it serves Dayton and the surrounding communities.

Over the past 12 months, Pleiman closed 22 sales totaling $7,809,800. Fifteen of those were listing-side transactions and seven were buyer-side, so roughly two of every three deals began with a seller hiring him to market a home.

His business is spread across the south and east parts of the Dayton market, with the most activity in Kettering and Centerville.

The sales record in numbers

Pleiman’s 22 closed sales over the past 12 months ranged from $147,900 to $640,000, with a median sale price of $349,500. That range covers entry-level homes as well as properties well into the upper end of the local market, which suggests a practice not tied to a single price tier.

The listing side is where his numbers are strongest. Of his 15 listing sales, the median time on market was just 14 days. Homes he listed sold for a median of 98.4% of the asking price, and 6 of the 15 closed at or above the list price. A two-week median means most of his listings found a buyer quickly, and a sale-to-list ratio that close to 100% indicates his pricing generally landed near what the market was willing to pay.

The remaining 7 sales were on the buyer side, where he represented the purchaser rather than the seller.

On the mix of property types, 36% of his sales were renovated homes. None of his sales were new construction, and none were multifamily properties. His work is concentrated in existing single-family housing, with a meaningful share of updated homes.

Where he works

Pleiman’s sales are spread across nine areas. Kettering leads with 5 sales, followed by Centerville with 4 and Washington Township with 3. Tipp City, Beavercreek and Lebanon each produced 2 sales, while Patterson Park, DeWeese and Springboro each had one. Two of his sales were in the city of Dayton as a whole, and none were in West Dayton.

In Kettering, his median sale price was $230,000 against an area median of $260,000, putting his activity there slightly below the middle of the local market. In Washington Township, his median of $359,000 compares with an area median of $412,000, again a little below the typical price. In Patterson Park, his one sale closed at $220,000 against an area median of $256,000, and in DeWeese his sale at $197,000 sat close to the $205,000 area median.

Centerville runs the other way. His median there was $390,500, compared with an area median of $349,900. In Beavercreek, his two sales had a median of $397,500 against $330,000 for the area. Lebanon shows the widest gap above the market: his median of $572,500 compares with an area median of $370,000, reflecting two sales at the higher end of his range.

Tipp City is the one place where his sales sat well below the area figure, with a median of $147,900 against an area median of $360,000. With only two sales there, that reflects the particular homes involved more than any broader pattern. Taken together, the map shows an agent who works comfortably both above and below the typical price in the communities he serves, from modest starter-range homes to properties above $600,000.

Background and team

Pleiman is an agent at Irongate Inc., Realtors, a brokerage that began in 1975 with 13 agents in a single Centerville office. It now describes itself as Dayton’s largest independent real estate brokerage, with more than 300 agents and seven offices in Southwest Ohio. Its Dayton-area offices include Beavercreek, Centerville, Eaton, Englewood, Kettering, Springboro and Washington Township, which line up closely with several of the communities where Pleiman has closed sales.

The Brown Pleiman Group, formed in 2023, operates from the Washington Township office. Its site says Pleiman’s focus is on technology, marketing and personal service, and describes him as an award-winning Realtor. His agent listing carries the tagline “Real Estate Counsil Upon Which You Can Rely.”

Outside of day-to-day transactions, the team site says Pleiman currently serves on committees at Dayton Realtors, the local professional association. It also notes that he has volunteered as a local hockey coach.

No professional designations are listed for him in the brokerage’s agent directory.

How the numbers fit together

Pleiman’s year is defined by a few consistent features: a listing-heavy book of business, quick sales on those listings, and asking-price results close to 100%. A 14-day median on market and a 98.4% median sale-to-list ratio are the figures a seller would most want to see, and they came across 15 listings that spanned several communities and price levels.

His $7,809,800 in volume across 22 closings works out to an average sale of roughly $355,000, in line with his $349,500 median. That closeness suggests his volume was not driven by one or two outsized deals but by a steady run of mid-priced homes, with a few higher-priced sales on top.

Geographically, he is most active in Kettering and Centerville, two established communities where he has the most transactions to his name, and he also has a presence in Beavercreek, Lebanon, Springboro and Tipp City. For buyers and sellers in the south and east Dayton suburbs, that mix of areas, along with his team’s Washington Township base, gives a clear picture of where he is most often at work.
