Overview

Savannah Brennan is a Huber Heights real estate agent with Brennan & Associates Realty Inc., a brokerage based at 7700 Chambersburg Road. Over the past 12 months she closed 27 sales worth $8,542,900 across the Miami Valley, a mix of seller-side and buyer-side work that covers a wide range of price points and communities.

Her Homes.com profile lists six years of experience. The same profile reports 77 closed sales totaling about $21 million over the prior five years. Those are platform-reported production figures, and they point to steady activity over a longer stretch than the most recent year alone.

Brennan is listed on the brokerage’s team roster alongside David Brennan and John Russell. The brokerage is described in a business listing as serving the entire Miami Valley, and a separate listing notes that it was established in 1988. Brennan’s own sales, though, are concentrated in and around Huber Heights, where she is based.

The sales record in numbers

Of her 27 closed sales in the past year, 12 were listing sides, where she represented the seller, and 15 were buyer sides. That is a fairly even split, with a modest tilt toward working with buyers. Total volume came to $8,542,900.

Prices ran from $33,000 at the low end to $1,489,000 at the high end, with a median sale price of $260,000. The median sits in the range where much of the Dayton-area market transacts, while the spread between her lowest and highest closings shows she has handled very different kinds of properties within a single year.

On her own listings, the figures are steady. Homes she listed sold at a median of 100.2% of list price, which means the typical sale closed at or slightly above asking. Six of her 12 listings, or half, sold at or above the asking price. The median time on market for those listings was 44.5 days.

The character of the properties is also worth noting. About 56% of her sales were renovated homes, a share that suggests a good deal of her business involves updated or recently improved houses. None of her sales in the period were new construction, and none were multifamily properties, so her work is centered on existing single-family homes.

Where she works

Huber Heights is by far her busiest market. She closed 6 sales there in the past year, and her median sale price of $239,500 compares with an area median of $226,500. In other words, her Huber Heights business sits slightly above the typical price in the city.

She also closed two sales each in Tipp City, Vandalia, Kittyhawk, Centerville and the Forest Ridge/Quail Hollow area. Single sales came in Riverside, New Carlisle, Butler Township and Bethel Township. Four of her sales were in the city of Dayton itself.

The comparison with local medians varies by area. In Tipp City, her two sales had a median of $213,000, well under the area median of $360,000. In Vandalia, her median of $247,500 was close to the area figure of $253,000. In Forest Ridge/Quail Hollow, her $259,000 median compared with an area median of $275,000.

At the upper end, Centerville stands out. Her two sales there had a median price of $417,450, against an area median of $349,900. In New Carlisle, her one sale closed at $378,000, compared with an area median of $255,000. Riverside was nearly level with the market: her $196,000 sale against an area median of $195,000.

Kittyhawk is the low end of her range. Her two sales there had a median of $33,000, compared with an area median of $28,500, and they account for the bottom of her overall price range.

Homes.com also lists Huber Heights, Vandalia, Englewood, Pheasant Hill, Tipp City and Fairborn as the areas where she has recorded the most transactions over a two-year view, with Huber Heights well ahead at 24 sales. That longer record matches the pattern in the past year: a home base in Huber Heights, with regular work in neighboring communities.

Background and credentials

Savannah Brennan works under Brennan & Associates Realty Inc., a Huber Heights firm. The brokerage’s office profile lists her on its team with David Brennan and John Russell, and a business listing identifies David Brennan as the owner broker.

Homes.com reports six years of experience for her.

Her track record is the clearest measure of her work. Twenty-seven closings in a year, a longer history of 77 closed sales over five years as reported by Homes.com, and consistent activity in Huber Heights and nearby communities describe a working agent with a steady local business.

How she compares locally

On Dayton Report’s neighborhood leaderboards, Brennan appears in two areas. In Huber Heights, she ranks ninth with six sales in the past 12 months. Huber Heights is a busy market, and a top-ten position there reflects consistent activity in the city where she is based.

In Forest Ridge/Quail Hollow, she ranks fifth with two sales. The count is small, but in a smaller market it was enough to place her in the top five.

Taken together, her numbers show an agent whose business is anchored in Huber Heights and extends across a number of communities and price levels. Her listings tend to sell close to or above asking, and her sales span from entry-level properties to a high of nearly $1.5 million.
