Ryan Havenar is a licensed real estate agent with Bruns Realty Group, LLC in Tipp City, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Ryan on 10 closed sales (7 as the listing agent, 3 representing the buyer), about $2,766,250 in total sales volume. Most active in Piqua, Covington and Tipp City.

Overview

Ryan Havenar is a real estate agent with Bruns Realty Group, LLC, a brokerage based at 3050 S Tipp Cowlesville Rd in Tipp City. He is also an auctioneer, and his work spans residential listings in the Miami Valley as well as land, retail and industrial property types, according to his published market listings.

Since March 2026 he has closed 5 sales worth a combined $1,383,000 in the MLS. All five were on the listing side. That is a pattern worth noting: his closed business in this period has been made up entirely of homes he took to market himself, rather than purchases made on behalf of buyers.

His sales have come from three communities: Covington, Piqua and Tipp City. None were in the city of Dayton or in West Dayton, which puts his recent activity in the northern part of the Miami Valley, in Miami County and its immediate surroundings.

The sales record in numbers

Across the five closed sales, prices ranged from a low of $230,000 to a high of $395,000, with a median of $254,000. That is a fairly tight band for the most part: the middle of his sales sits only $24,000 above the lowest, which suggests most of his work has been in the mid-$200,000s, with one higher-priced sale at the top end.

His listings sold in a median of 11 days on the market. For a set of five sales, that is a quick turnaround, and it means homes he listed generally found a buyer within a couple of weeks of hitting the market.

The median sale-to-list ratio on his listings was 95.8%, meaning the typical home closed at a little under four percent below its asking price. One of the five, or 1 of 5, sold at or above asking. Taken together with the short time on market, the figures describe homes that moved briskly and closed with modest room between list and sale price.

The mix of property types is straightforward. None of the five sales was new construction, so the 0% new construction share reflects resale housing. One sale, or 20%, was a renovated home. There were no multifamily sales in this period.

With only five closings in the window, these figures describe a short stretch of activity rather than a long-term trend. They are best read as a snapshot of where his business stood in the months after March 2026.

Where he works

Sales were split across three areas. Covington and Piqua each accounted for 2 sales, and Tipp City for 1. Comparing his median price in each place with the area median shows how his listings sit within the local market.

In Covington, his two sales had a median price of $252,000, against an area median of $215,000. His listings there closed above the typical price in the village, which points to homes at the upper part of the local range.

In Piqua, the gap is wider. His two sales had a median of $312,500, compared with an area median of $180,000. The figure indicates that the Piqua homes he sold were priced well above what is typical for the city. One Piqua property is also publicly listed with him as the listing agent through Bruns Realty Group.

In Tipp City, where the brokerage has its office, his one sale closed at $254,000. The area median there is $365,000, so this sale came in below the local midpoint, in a market where prices generally run higher than in the other two communities.

Looking at the three areas together, the price points he handled were fairly consistent, in the $230,000 to $395,000 range, even though the surrounding medians differ substantially: $180,000 in Piqua, $215,000 in Covington and $365,000 in Tipp City. His work has not been tied to one price tier of a single town so much as to a middle band of homes across several nearby communities.

Third-party listings also describe his markets as Cincinnati and Dayton, and list land, retail and industrial among the property types he handles. The MLS figures in this window, however, are all residential.

Background and credentials

Havenar is listed as both an auctioneer and a realtor on the Havenar Auctioneers website, which says the business will travel. A Miami Valley Today article reports that he joined the family auction business about nine years ago, and that the family handles real estate sales and appraisals. The same article says he and his father, Mike, are both certified in real estate appraisal and auctioneering.

That auction work continues. A 2026 public auction listing directs questions to him, which shows the auction side of his practice remains active alongside his listings.

His brokerage, Bruns Realty Group, was founded in 2008. It describes itself as a full-service firm, with services that include residential, commercial and industrial, multifamily and investment property, business brokerage, property management and auctioneer services. Havenar is named among the team members and brokers at its Tipp City office, and the brokerage has posted about a home he sold.

How he compares locally

In the local sales rankings for the period since March 2026, Havenar stands second in Covington, with 2 sales. In a village market where the volume of sales is small, two closings was enough to place him near the top of the list.

He does not appear on the leaderboards for the City of Dayton or West Dayton, where he had no sales, and his Piqua and Tipp City activity was limited to two sales and one sale respectively.

What stands out is the combination of a concentrated listing-side practice, quick sales at a median of 11 days, and a price range of $230,000 to $395,000 across three Miami County-area communities. Alongside that residential work sits a longer-running auction and appraisal background that sets his practice apart from many agents in the area.

With $1,383,000 in closed volume in a short window, and all five sales coming on the listing side, Havenar’s record so far reflects a steady start to the period, anchored in Covington, Piqua and Tipp City.
