Overview

Marc Broomhall is a sales associate with Howard Hanna Real Estate Services, working out of the company’s North Dayton office at 3452 York Commons Blvd. The office describes its reach as Montgomery County communities such as Vandalia, Englewood and Tipp City, and says it supports residential, commercial and relocation transactions. Broomhall’s own activity extends north and east of that base, into Miami County and beyond.

Over the past 12 months, Broomhall closed 23 sales totaling $7,773,200 in volume. That works out to an average sale of roughly $338,000, though the middle of his book sits lower, at a median of $260,000. His sales ranged from $78,000 to $737,000, a spread that covers entry-level houses and properties well above the typical price in the markets where he works.

Howard Hanna’s website shows him as the listing agent on homes in Troy and New Carlisle, which fits the geographic pattern in his closed sales.

The sales record in numbers

Of his 23 closed transactions in the past year, 13 were listing sides and 10 were buyer sides. Listings therefore made up about 57 percent of his closings. For an agent with this volume, that is a listing-weighted business: more than half of his completed work began with a seller hiring him to bring a property to market.

On those 13 listings, the median time on market was 50 days, and the median sale-to-list ratio was 97.2%. In plain terms, the typical listing he handled sold within about seven weeks and closed at a little under 3 percent below its final asking price. Four of the 13 listings, or 4 of 13, sold at or above asking. The other nine sold below it, which is consistent with a median ratio in the high 90s.

The price distribution is wide. His median of $260,000 sits between the low end at $78,000 and the high end at $737,000, which means his work is not concentrated in a single price tier. A sale near $78,000 and one near $737,000 involve different buyers, different financing and different expectations about condition, and he closed transactions at both ends within the same year.

The mix of property types adds detail. None of his sales were new construction, a share of 0%. Instead, his closings were resale homes, and about 39% of them, roughly nine of the 23, were renovated properties. He also closed two multifamily sales, which shows work beyond the single-family houses that dominate most agents’ sales.

Taken together, the figures describe an agent whose business is built on existing housing: resale houses, a meaningful share of updated homes, and a small number of multifamily properties, spread across a broad range of prices.

Where he works

The largest share of Broomhall’s sales came from Troy, with four closings. Next were Vandalia, Tipp City and Trotwood, with two each. Single sales were recorded in Englewood, College Hill, Twin Towers, Miami Township, Piqua and Huber Heights. In all, he closed sales in ten named areas over the year, a footprint that stretches from Dayton’s west side to the Miami County communities along the I-75 corridor.

Within the city itself, he closed three sales in the City of Dayton and three in West Dayton. Those figures reflect how the MLS groups geography, so the two counts describe the same part of the market from different angles rather than six separate transactions.

Troy. His four Troy sales had a median price of $499,900, compared with an area median of $299,900. That puts his Troy work well into the upper part of the local market. Troy is also where Howard Hanna’s site shows him as listing agent, and it is his most active area by count.

Vandalia. Two sales closed here at a median of $737,000, against an area median of $253,000. This is the highest-priced pocket of his business and matches the top of his overall price range. With only two transactions, the figure shows what he sold rather than a trend, but it indicates that he works with higher-end properties in a community whose typical sale is far lower.

Tipp City. Two sales closed at a median of $476,500, compared with an area median of $360,000. Tipp City is one of the communities the North Dayton office names in its service area.

Trotwood. His two sales had a median of $262,500, while the area median was $168,000. Here, too, his closings were priced above the general market.

Englewood. One sale closed at $320,000, compared with an area median of $245,000.

Smaller footprints across the map

Several of his areas show a single sale, but the comparisons are still informative about the range of work.

In College Hill, his sale closed at $129,900, essentially level with the area median of $130,000. In Twin Towers, a sale at $159,900 compared with an area median of $103,900. In Miami Township, his sale at $179,900 was below the area median of $260,000, a reminder that his book includes more modest homes alongside the higher-priced ones.

He also closed one sale each in Piqua and Huber Heights. Those transactions round out a record that includes work in both Miami and Montgomery counties.

The pattern across these areas is of an agent who, in most places, sold above the local median but who also works at or below it, in neighborhoods such as College Hill and Miami Township. His $78,000 low sale shows that he takes on affordable properties as readily as those priced near $737,000.

Background and professional details

Broomhall is affiliated with Howard Hanna Real Estate Services as a sales associate in the company’s North Dayton office. Howard Hanna lists him in its agent directory under that title, and the office’s page describes a team that handles residential, commercial and relocation real estate in the surrounding area.

Public information about his career beyond his current role is limited. What can be said with confidence comes from the listings he carries and the transactions he has closed.

Those transactions are, in practice, the most useful picture of his work. A year with 23 closings, a balance of listing and buyer representation, resale and renovated homes, and sales spread across ten named areas gives a concrete outline of the business he runs.

How his numbers read locally

Leaderboard rankings are not available for this period, so the clearest local comparison is between his sale prices and the median in each area where he closed deals. In six of the eight areas with published medians, his median sale price was above the area’s: Troy, Vandalia, Tipp City, Trotwood, Englewood and Twin Towers. In College Hill the two were nearly identical, and in Miami Township his sale was below the area figure.

The gaps are largest in Vandalia, where his median was nearly three times the area’s, and in Troy, where it was about two-thirds higher. In Trotwood, his median was roughly 56 percent above the area figure. These differences suggest that, in several communities, much of his activity is in the upper part of the market rather than the middle.

On timing, a median of 50 days on market and a 97.2% sale-to-list ratio on his listings give a straightforward measure of how his sellers’ homes fared, with four of 13 closing at or above the asking price. For sellers weighing an agent, those are the numbers most directly tied to the outcome of a listing, and they sit alongside a volume of $7.8 million across 23 closed sales in a year.

In sum, Broomhall’s record is one of steady, varied activity: more listings than buyer deals, a wide price range, a notable share of renovated homes, a few multifamily sales, and a map that spans Dayton, the northern Montgomery County suburbs and Miami County.
