Kevin E Hildebrand is a licensed real estate agent with eXp Realty in Cincinnati, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Kevin on 16 closed sales (8 as the listing agent, 8 representing the buyer), about $6,321,500 in total sales volume. Most active in Waynesville, Franklin, Mason, Germantown, Morrow and Maineville.

Overview

Kevin E. Hildebrand is a Realtor with eXp Realty who leads The Hildebrand Team. His brokerage profile lists him as Realtor and Team Lead, and the team’s own materials describe a service area centered on Mason, Maineville, Loveland and Morrow, with work reaching into the broader Miami Valley.

Over the past 12 months, Hildebrand closed 16 sales totaling $6,321,500 in MLS-reported volume. The work divided evenly: 8 listing sides and 8 buyer sides. That balance shows a practice that serves sellers and buyers in equal measure rather than leaning heavily on one side of the transaction.

His sales span ten communities across the Dayton and Cincinnati corridor, from Waynesville and Franklin in the Warren County and Montgomery County area to Mason and Lebanon farther south, and from Bellbrook and Kettering near Dayton to West Carrollton.

The sales record in numbers

The 16 closed sales sit across a wide price range. The lowest sale came in at $177,000 and the highest at $1,179,000, with a median of $312,500. A median in the low $300,000s places much of the work in the middle of the regional market, while the top-end sale shows experience with homes well above a million dollars.

On the eight homes he listed, the median time on market was 20 days. That is under three weeks from listing to a contract in the typical case, a pace that points to listings that drew attention quickly. The median sale-to-list ratio on those listings was 97.7%, meaning the typical home sold within about two and a third percent of its asking price. Two of the eight listings sold at or above asking.

The mix of property types is also worth noting. About 31% of his sales were renovated homes, and about 6% involved new construction. He closed no multifamily sales in the period. The record is largely one of existing single-family homes, with a meaningful share that had been updated before sale.

Taken together, the figures describe a steady, mid-market practice with a few sales at both ends of the price spectrum. Eight listing sides and eight buyer sides across 12 months is a consistent pace for an agent who also manages a team.

Where he works

Hildebrand’s sales are spread across ten areas, which is unusual for a single agent. The largest concentrations are in Waynesville and Franklin, with three sales each. Mason follows with two. Germantown, Morrow, Maineville, Bellbrook, Lebanon, Kettering and West Carrollton each had one.

Waynesville is where his price point and the local market diverge most among the multi-sale areas. His median sale price there was $177,000, against an area median of $425,000. In practical terms, he worked the more accessible end of a market whose typical sale runs far higher.

In Franklin, his three sales had a median of $235,500, close to the area median of $260,000. That puts his work there near the center of the local market. In Mason, his two sales had a median of $325,000, compared with an area median of $435,000. Mason is the heart of the service area his team describes, and his sales there fell below the area’s typical price.

Single sales elsewhere show a similar spread. In Maineville, a sale at $305,000 compares with an area median of $361,000. In Bellbrook, a $280,000 sale compares with $385,000, and in Lebanon, a $363,000 sale sits just under the area median of $370,000.

The reverse is true in two places. In Germantown, a sale at $397,500 was well above the area median of $260,000. In Morrow, a sale at $700,000 compared with an area median of $399,900. These higher-priced sales suggest he handles homes at the upper end of smaller markets as well. With only one sale in each, they are best read as individual transactions rather than trends.

He recorded no sales in the city of Dayton or in West Dayton over the period. His Dayton-area activity is in the suburbs, including Kettering, Bellbrook and West Carrollton.

Background and credentials

Hildebrand holds Ohio real estate license 409383. His eXp Realty profile lists him as Realtor and Team Lead in the brokerage’s Cincinnati office at 300 E Business Way, Suite 200, Cincinnati. The team’s own site lists a team office on Irwin Simpson Road in Mason, and an eXp Realty office in Dayton at 70 Birch Alley, Suite 240, in Beavercreek.

The brokerage profile says the team has operated since 1994 and has helped more than 5,500 families. The team includes Michael Hildebrand, Robyn Rhein, who serves as Director of Operations, Alison Holbrook and Jarrod Leestma.

Public profiles describe his experience as spanning roughly three decades, though the exact figure varies from one profile to the next. Those profiles list specialties that include working with buyers, listing homes, relocation and short sales, and one lists additional focus areas such as first-time buyers and luxury homes. These are the specialties he lists for himself.

He has also appeared in a regional list of top Cincinnati-area agents. No professional designations, awards or community board roles could be confirmed, so none are listed here.

How the numbers fit together

The combination of figures gives a clear picture. A median price of $312,500, a 20-day median on market for his listings and a 97.7% sale-to-list ratio describe a practice that moves homes at a reasonable pace and close to asking price.

The geographic spread is the most distinctive feature. Few agents close sales in ten communities in a year, and Hildebrand’s range stretches from Warren County to the southern Dayton suburbs. That breadth fits a team model, with a Cincinnati-area base, a Mason office and a Beavercreek office serving the Miami Valley.

His record also shows range in price. Sales ran from $177,000 to more than $1.1 million, with several below local area medians and a couple well above them. Readers considering a move in any of these communities can compare these figures with the area medians listed above to see where his recent work has sat in each market.
