Kathleen Keegan is a licensed real estate agent with Glasshouse Realty Group in Willmington, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Kathleen on 5 closed sales (4 as the listing agent, 1 representing the buyer), about $1,640,900 in total sales volume. Most active in Miamisburg, Xenia, Beavercreek, Lebanon and Miami Township.

Overview

Kathleen Keegan is a real estate agent with Glasshouse Realty Group, the Dayton-based brokerage founded in 2019 by Mo Zahedi and Evan Kloth. Since March 2026 she has closed 3 sales totaling $1,145,000, and all three were on the listing side. Her closed transactions have been spread across three different communities: Xenia, Lebanon and Miami Township.

The record is short, which makes it easy to read in full. Each of her three listings sold at or above its asking price. The median sale-to-list ratio on those listings was 101.0%, and the median time on market was 27 days. The homes sold for between $325,000 and $430,000.

A brokerage team page lists her as Katie Keegan, so she may also be found under that name.

Her sales record in numbers

Across the period since March 2026, Keegan has 3 closed sales, 3 listing sides and no buyer sides, for total volume of $1,145,000. Her prices ran from a low of $325,000 to a high of $430,000, with a median of $390,000. With three sales, the median is simply the middle one, and it is the Lebanon sale.

The strongest figures are on the pricing side. All 3 of her listings sold at or above asking, and the median sale price came in at 101.0% of list price. In a market where many sellers accept less than they ask, that is a result worth noting, though a sample of three is small and should be read as a snapshot rather than a trend.

Her median time on market was 27 days. That means the middle listing of the three went under contract and closed its sale in under a month of being listed, which fits a pattern of homes priced close to what buyers were willing to pay.

The mix of properties is also straightforward. None of the three sales was new construction, so the share is 0%. About two of the three, or 67%, were renovated homes. She had no multifamily sales in the period. Her work so far, then, is made up of resale single-family homes, most of them updated.

Where she works

Keegan’s three sales each fall in a different community, so no one area dominates her record. Two of them are in Greene and Warren County communities along the Dayton-to-Cincinnati corridor, and one is in the Miami Township market. She had no sales in the City of Dayton or West Dayton during the period.

Xenia. Her one sale here closed at $430,000, the highest of her three. The area’s median price is $239,000, so this home sold well above the typical Xenia sale. It is the clearest example in her record of a listing in the upper part of its local market.

Lebanon. Her Lebanon sale closed at $390,000, against an area median of $360,000. That puts it modestly above the middle of the Lebanon market, a close match to the typical price in the city. A Lebanon listing carrying her name is also credited to Glasshouse Realty Group.

Miami Township. The Miami Township sale closed at $325,000, the lowest of her three, compared with an area median of $258,969. Here too the sale landed above the local median by a clear margin.

In all three areas, then, her sale price was above the area median: by $191,000 in Xenia, $30,000 in Lebanon and about $66,000 in Miami Township. That pattern suggests she has so far worked with homes at the upper half of their local markets rather than entry-level properties.

Brokerage and background

Keegan works with Glasshouse Realty Group, which was founded in 2019 by Dayton natives Mo Zahedi and Evan Kloth. The brokerage says Ohio REALTORS named 39 of its agents to the top 10% statewide. That is a brokerage-level statement and does not refer to any individual agent.

Glasshouse opened an office in downtown Wilmington on August 24, 2024, in the historic Coca-Cola building. The office is at 117 N. South St, Suite A. Its team page lists Katie Keegan as a Glasshouse Realty agent and gives her service area as Clinton County and Wilmington.

Her closed sales so far have been in Greene, Warren and Miami Township markets, which extend beyond that listed service area. The brokerage’s Wilmington page also describes service across Greene, Warren, Highland, Brown, Fayette and Clermont counties, which includes some of the territory where her sales have closed.

Readers who want to verify an agent’s license can use the state’s current licensing portal, which replaced the retired Ohio eLicense system in October 2025.

How the numbers read

Because Keegan’s record covers a short period and three transactions, the most useful way to read it is by the shape of each sale rather than by averages. Every home sold at or above asking. Every home sold above its area’s median price. Each closed in a different community, and the middle listing took 27 days to sell.

The price range is fairly tight, running from $325,000 to $430,000, a spread of $105,000. The total volume of $1,145,000 comes entirely from the listing side, which means her business in this window was about representing sellers.

No leaderboard positions are available for her in this period, so there is no local ranking to report. As more sales close, the record will show whether the pattern of above-asking results and homes priced above area medians continues across a larger sample.
