Jeffrey P Jett is a licensed real estate agent with Irongate, Inc. in Centerville, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Jeffrey on 20 closed sales (12 as the listing agent, 8 representing the buyer), about $6,126,930 in total sales volume. 1 of those were in the City of Dayton. Most active in Kettering, Springboro, Clearcreek Township, Xenia, Washington Township and Linden Heights.

Overview

Jeff Jett is a Realtor with Irongate Inc., Realtors, working out of the brokerage’s Centerville office at 122 North Main Street. Irongate is a Miami Valley brokerage, and Jett’s work stretches across much of the region, from Kettering and Springboro to Xenia, Fairborn and several Dayton neighborhoods.

Over the past 12 months, Jett closed 20 sales totaling $6,126,930 in volume. Twelve of those were listings he handled for sellers and eight were purchases he handled for buyers, a mix that leans toward the seller side of the business.

His own materials describe a focus on marketing homes for sale and finding buyers, with first-time buyers, single-family houses, condos and multifamily properties among the categories he names.

The sales record in numbers

Across the 20 closed sales, prices ranged from $107,900 to $905,000, with a median of $272,500. That spread covers entry-level homes as well as properties well into the upper end of the Miami Valley market, which suggests a practice not tied to a single price tier.

The listing side stands out. Of his 12 listing sales, the median time on market was just 6 days. Homes he listed sold for a median of 98.0% of the asking price, and 5 of the 12 closed at or above the list price. A six-day median is quick by any local standard, and a 98% sale-to-list ratio means sellers on those deals came away close to their original number.

The sales mix is largely resale. None of his closed sales in the period were new construction, and none were multifamily, even though multifamily properties are among the categories he names as a specialty. About 15% of his sales were renovated homes, roughly three of the 20. The rest were conventional resale houses and condos at a range of price points.

The balance between sides is worth noting as well. Twelve listing sides against eight buyer sides means that about 60% of his closed business came from representing sellers, which fits the emphasis on marketing homes that he gives in his own description of his work.

Where he works

Jett’s closed sales in the past year touched nine areas. Kettering led with three sales, followed by Springboro with two. Single sales were recorded in Miami Township, Xenia, Washington Township, Clearcreek Township, Linden Heights, Riverside and Fairborn. One sale fell inside the city of Dayton itself, and none were in West Dayton.

In Kettering, his median sale price was $285,000, against an area median of $260,000. That puts his Kettering work modestly above the typical price in the city. Kettering is also an area he lists among his specialties, so the volume there fits his stated focus.

Springboro shows a larger gap. His two sales there had a median price of $582,500, compared with an area median of $425,000. The numbers point to a presence in the upper part of that market. Springboro is another area he names directly in his own materials.

In Miami Township, his sale came in at $348,000 against an area median of $260,000. In Washington Township, a location he lists among his specialties, his sale closed at $479,000, compared with an area median of $412,000. In Riverside, his sale at $260,000 sat above the area median of $195,000.

Other sales landed closer to or below local medians, which shows range in the kinds of homes he handles. In Xenia, his sale closed at $210,000 against an area median of $250,000. In Clearcreek Township, his $425,000 sale compared with an area median of $567,000. In Linden Heights, a $150,000 sale sat close to the area median of $160,000. Taken together, the figures show work in both established inner-ring suburbs and more outlying communities, and in neighborhoods where prices run well below the regional middle as well as those where they run well above it.

Beyond the places where he closed deals this year, his own materials also list Centerville, Dayton and Oakwood among his specialties. A separate directory entry names Dayton, Bellbrook, Englewood and Beavercreek as areas served.

Background and credentials

Jett lists several honors in his own biography. He names OAR Rookie of the Year 2008, an OAR President’s Sales Leader designation, and a DABR Sales Leader honor. OAR and DABR refer to local Realtor organizations in the Dayton area. These are self-described recognitions, and the dates for the later two are not given.

The same biography describes him as an Associate Partner and Kettering Office Sales Manager at Irongate. Those titles come from a copy of his bio and may not reflect his current role. The brokerage’s Centerville office roster lists him as a Realtor, with no additional professional designations shown.

A directory listing gives an Ohio license number, 2007001842, though it has not been verified against a state record. Ohio’s older online license lookup was retired in October 2025, with the state directing users to a newer system for licensing transactions. Consumers who want to confirm a license status can use the state’s current system.

Beyond these items, no team name, language services, or additional designations are publicly listed for him.

Putting the numbers in context

Twenty closed sales in a year places Jett among the active agents in the Dayton market, and the figures point to a practice built around listings. Quick sales, a 98% sale-to-list median and prices that often sit above area medians in places like Kettering, Springboro and Washington Township all point in the same direction.

His activity is also geographically wide. With nine areas represented across 20 sales, no single community accounts for more than three of them. That breadth fits the list of locations in his own description, which includes Centerville, Washington Township, Dayton, Oakwood, Kettering and Springboro.

Readers weighing an agent should look at the full picture: a median sale of $272,500, a range from about $108,000 to $905,000, and a listing record measured in days rather than weeks. Those figures, alongside the local honors he lists, describe an agent with a steady, varied book of business across the Miami Valley.
