Overview

Jeanie J. Bates is the owner and broker of McVety Realty in Piqua, Miami County, at the northern edge of the Dayton and Miami Valley market. Records also list her as Jeanie Jordan-Bates. She runs the firm from its office on West Ash Street, and her work is concentrated in Piqua and the surrounding communities.

Over the past 12 months she closed 27 sales totaling $7,902,200 in sales volume. That works out to an average of roughly $293,000 per transaction, although the middle of her book sits lower, at a median of $235,000. Her sales ranged from $101,900 to $550,000, which covers entry-level homes through a few well above the typical price point.

The record is also local. Of her 27 closings, 23 were in Piqua, two were in Troy, and one was in Tipp City. She had no sales in the city of Dayton or in West Dayton during the period.

Her path combines long tenure with a firm that has deep local roots. She says she has held a real estate license since 1992 and a broker’s license since 2005, and she describes McVety Realty as the oldest real estate firm in Miami County, established in 1945.

Her sales record in numbers

Of the 27 closed sales, 16 were listing sides, where she represented the seller, and 11 were buyer sides. Listings therefore made up about 59 percent of her closings, and buyer representation the other 41 percent. That is a fairly balanced mix, and it shows she is active on both sides of the transaction rather than concentrating on one.

On her 16 listings, the median time to sell was 46 days on the market. The median sale-to-list price ratio was 98.3%, meaning homes she listed typically sold within about two percent of the asking price. Five of the 16 listings, or roughly a third, sold at or above asking.

The price range tells its own story. A low of $101,900 and a high of $550,000 span a wide band, and the $235,000 median places most of her business in the middle of the Piqua market rather than at either extreme. The average, pulled upward by the higher-priced closings, is about $58,000 above the median.

The property mix is also worth noting. None of her sales were new construction, so her work is entirely in existing housing. About 33% of her sales were renovated homes, roughly one in three, which suggests a steady share of properties that had been updated before they changed hands. She also closed one multifamily sale during the period, a reminder that her practice is not limited to single-family houses.

Her background includes land. LandSearch describes her as experienced in buying and selling land in the Piqua area, and an agent directory lists her as serving the greater Piqua area. LoopNet lists her as a listing broker for McVety Realty with a Cincinnati and Dayton market, which points to some commercial listing activity alongside residential work.

Where she works

Piqua is the center of her business. She closed 23 sales there in the past 12 months, about 85 percent of her total. Her median sale price in the city was $229,900, compared with an overall Piqua median of $180,000. In other words, her typical Piqua sale came in roughly $50,000 above the citywide median, which indicates she works in the upper-middle part of the local market rather than only in its lowest-priced tier.

Troy, the Miami County seat, accounted for two sales. Her median price there was $269,500, against a Troy-wide median of $299,900. With only two transactions, the figure is a small sample, but it shows that her business reaches past the Piqua city limits into neighboring markets, in this case at prices a bit under that market’s middle.

Tipp City, farther south along the Miami River corridor, had one sale at $289,000. The Tipp City median is $360,000, so that sale was below the area’s midpoint. One transaction is too few to describe a pattern, but it fits the same picture: Piqua is her home market, and Troy and Tipp City appear as occasional extensions of it.

Taken together, the numbers describe a practice firmly anchored in one community. Concentration of that kind often goes with familiarity with the streets, housing stock and pricing of a particular place. Her Piqua median sitting above the city median, while her Troy and Tipp City figures sit below theirs, suggests that her pricing tracks the Piqua market more closely than it does any one band of the wider county.

Background and credentials

According to her biography for the Midwestern Ohio Association of REALTORS (MOAR), Bates has been a licensed agent and REALTOR since 1992 and a broker since 2005. That is more than three decades in the business. She is the current owner and broker of McVety Realty, which she describes as the oldest real estate firm in Miami County, established in 1945.

She holds the Graduate REALTOR Institute (GRI) designation, which appears on both her Homes.com and LoopNet profiles. GRI is a professional education credential offered through state REALTOR associations.

Her involvement with the REALTOR association is extensive. She has served two terms as MOAR president, has been a director of the association several times, and has served on its RPAC and Forms Committees. She has also chaired the Ohio REALTORS Scholarship Committee. She is listed as a candidate for MOAR treasurer for 2026.

Business records identify her as the principal contact for McVety Realty at 222 W. Ash St. in Piqua, where the firm is listed with the Better Business Bureau.

Community involvement in Piqua

Bates also holds leadership roles in local civic organizations. The city of Piqua lists Jeanie Jordan Bates, owner of McVety Realty, as president of the Piqua Improvement Corporation board. The Grow Piqua Now board lists her as vice chairman and immediate past chair.

The Piqua Area Chamber of Commerce named her its 2017 Business Person of the Year. Seven years later, according to Miami Valley Today, she was on hand at the chamber’s 79th annual dinner to present the 2024 Business Person of the Year award, a sign of her continuing standing in the local business community.

For a broker whose sales are so heavily concentrated in Piqua, these roles line up with the market numbers. Her professional activity, her civic work and her closings all center on the same city.

How she compares locally

In the Piqua rankings, Bates places fifth, with 18 sales counted for that leaderboard. In a market of Piqua’s size, a top-five position reflects steady, repeat production rather than occasional activity. It is notable that it comes from a single brokerage that she owns and runs herself.

Her numbers also show a business that is mostly one city deep. With 23 of 27 sales in Piqua, she is not spread thinly across the region. The share of listings, 16 of 27, indicates that a majority of her work comes from taking on sellers, and a median of 46 days on market with a 98.3% sale-to-list ratio suggests those listings typically reached a sale near their asking prices.

Her Piqua median price of $229,900, set against the area median of $180,000, shows she is active in the part of the market above the middle. Combined with a top price of $550,000 and a lone multifamily sale, the record shows a broker who handles a range of property types and price points while keeping her focus close to home.

Taken as a whole, the picture is of a long-tenured broker and brokerage owner whose recent record is steady, local and varied: 27 closed sales, $7.9 million in volume, and a fifth-place position in the Piqua rankings.
