Greg Swartz is a licensed real estate agent with RE/MAX Victory + Affiliates in Springboro, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Greg on 21 closed sales (13 as the listing agent, 8 representing the buyer), about $4,720,000 in total sales volume. 1 of those were in the City of Dayton. Most active in Kettering, Miamisburg, Fairborn, Washington Township, Clayton and Brookville.

Overview

Greg Swartz is a residential real estate agent with RE/MAX Victory + Affiliates, working out of the brokerage’s Springboro office at 20 West Central Avenue. His own description of his work centers on residential sales, and he says he serves markets within an hour’s radius of Dayton. English is the language listed on his profile.

Over the past 12 months, Swartz closed 21 sales totaling $4,720,000 in sales volume. Thirteen of those were listing-side transactions and eight were on the buyer side, so a little over six in ten of his closings began with a seller hiring him to market a home.

The sales record in numbers

The 21 closed sales over the past 12 months break down into 13 listing sides and 8 buyer sides. Prices ranged from a low of $110,000 to a high of $389,000, with a median of $207,500. That places most of his work in the entry-level and mid-priced segments of the Miami Valley market, with a few sales reaching into the upper $200,000s and one near $400,000.

His listings are where the clearest performance figures sit. The median sale-to-list ratio on his 13 listing sales was 100.0%, meaning the typical home he listed closed at its asking price. Nine of those 13 listings, or 9 of 13, sold at or above asking.

The median time on market for his listings was 54 days. For sellers, the combination is a typical home that reached a buyer in under two months and closed at full list price.

The mix of property types is also easy to describe. None of his sales were new construction, and none were multifamily. About 19% of his closings were renovated homes, which suggests the rest were resale properties sold in their existing condition. The work in this window was almost entirely single-family resale, consistent with the residential focus he describes himself.

Where he works

Swartz’s closings were spread across the southern and eastern Dayton suburbs and a handful of surrounding communities. Kettering and Miamisburg led with three sales each. Fairborn and Washington Township followed with two sales each. Single sales closed in Clayton, Brookville, Moraine, Tipp City, Springboro and Burkhardt. One sale was within the city of Dayton, and none were in West Dayton.

That spread reflects a practice built on geography more than on any one neighborhood. His brokerage profile lists Kettering, Bellbrook, Dayton, West Chester and Beavercreek as service areas, and the closings line up with that general footprint, especially in Kettering and the surrounding Montgomery County communities. His Springboro office sits at the southern edge of that range, and his closings there and in Miamisburg show some of that local reach.

Because most areas have only one or two sales in the window, the figures for any individual community should be read as a snapshot rather than a trend. Together, though, the 10 areas show an agent who is comfortable working across several municipalities and school-district boundaries without specializing in a single one.

Prices against local medians

Comparing Swartz’s median sale price in each area with that area’s overall median gives a sense of where in the market he is working.

In Kettering, his three sales had a median price of $185,000, against an area median of $260,000. In Miamisburg, his three sales came in at $195,000, compared with an area median of $274,900. In Washington Township, his two sales had a median of $256,250, while the area median was $412,000. In each case he was working below the local midpoint, in the more accessible price tiers of those markets.

The picture is different elsewhere. In Fairborn, his two sales had a median of $287,500, above the area median of $220,000. In Tipp City, his one sale closed at $389,000, compared with an area median of $360,000. Both show him handling homes in the upper part of those markets.

The remaining single sales sat closer to their local figures. In Clayton, his sale closed at $248,000 against an area median of $275,000. In Brookville, it closed at $250,000 against $272,735. In Moraine, it closed at $120,000 against $180,000.

Taken together, the numbers show an agent with range: homes in the low $100,000s in Moraine and a sale of $389,000 in Tipp City, with the bulk of activity in the $185,000 to $290,000 band.

Background and credentials

According to his RE/MAX profile, Swartz has been a licensed agent since 2015. The profile shows his experience as nine years in one version and ten years in another, but both place the start of his career in the mid-2010s. He holds the title of Real Estate Sales Professional at RE/MAX Victory + Affiliates.

RE/MAX’s Springboro directory lists several company production awards for him: Executive Club in 2021, 100% Club in 2022, 2023 and 2024, and Platinum Club in 2025. These are brokerage-level recognitions of sales production rather than honors from a local board or association. Appearing in the 100% Club for three consecutive years, followed by Platinum Club status, points to steady production over several years.

An earlier directory listing shows him with Denise Swick and Company at RE/MAX Performance in Centerville, which suggests he has worked within the RE/MAX network in the Dayton area for much of his career.

His RE/MAX profile also lists civic activities, including Eagles, Elks and Moose clubs, religious organizations, and Toys for Tots. He maintains an online presence through a RE/MAX listing site at gswartz.remax.com and a personal site at GregSwartz.LiveLoveOhio.com.
