David Moyer at a Glance

David Moyer is a Dayton-area agent with Keller Williams Advisors Realty, and he has worked in the Greater Dayton and Miami Valley market since 2005. His listed experience is about 21 years. The brokerage’s Far Hills Avenue office, at 5250 Far Hills Ave., Suite 100, is the one associated with his work.

Over the past 12 months, Moyer closed 26 sales worth a combined $8,498,150. Seventeen of those were on the listing side and nine were on the buyer side, so roughly two of every three transactions began with a seller who chose him to market a home. That balance suggests a practice built more on listings than on buyer representation, which fits the way he describes his work.

His sales ranged from $179,900 to $735,000, with a median of $277,500. The spread covers entry-level homes and properties well above the typical price in most of the neighborhoods where he works.

The Sales Record in Numbers

The 17 listing sales are the most revealing part of Moyer’s year. Homes he listed sold at a median of 98.6% of list price, meaning sellers on average came within about a point and a half of their asking price. Six of the 17, or 6 of 17, closed at or above asking. The median time on market for his listings was 35 days, a little over a month from listing to a sale.

The nine buyer-side transactions round out the total. Together with the listings, they put him at 26 closings in a year, or a little more than two a month on average. At a median of $277,500 and a total volume of more than $8.4 million, his book of business is weighted toward the middle of the local market, with a few higher-priced sales lifting the total.

The type of property matters as well. Moyer reported no new construction sales in this period, a notable detail since he lists new construction among his stated specialties. His activity instead leaned heavily toward resale homes, and 62% of his sales were renovated properties. That is a large share, and it points to a practice involved with homes that have been updated before or during their time on the market. He also handled one multifamily sale, which touches the investment-property work he mentions among his interests.

Where He Works

Moyer’s sales are spread over a wide stretch of the Dayton region instead of concentrated in one ZIP code. The largest single cluster is in the City of Dayton, where he closed six sales, and one more in West Dayton. Beyond the city, the list reads like a tour of the southern and eastern suburbs and a few outlying communities.

Centerville was his busiest named area with three sales. Two sales each came from Kettering, DeWeese, Washington Township and Springboro. Single sales closed in Germantown, Northern Hills, Beavercreek Township, Patterson Park and Trotwood.

That geography overlaps with the service areas he lists publicly. Different directories name Dayton, Kettering, Centerville and Beavercreek, while a longer list adds Oakwood, Springboro, Bellbrook, Huber Heights, Vandalia, West Carrollton, Xenia, Lebanon and Middletown. His recent closings fall within that broad footprint, with a particular weight on Centerville, Kettering and the city of Dayton itself.

The spread also shows in price. His sales in Washington Township, Springboro and Beavercreek Township were in the mid-$400,000s and above, while his sales in Germantown, Northern Hills and parts of Centerville were under $200,000. A single agent working across that range is handling quite different kinds of transactions in the same year.

His Prices Against Each Area’s Median

Comparing his median sale price with the median for each area gives a clearer picture of the kinds of homes he is selling.

In Washington Township, his two sales had a median of $462,000, against an area median of $412,000. In Springboro, his two sales came to $455,500, against $425,000 for the area. In Beavercreek Township, his one sale closed at $525,000, compared with an area median of $500,000. In each of these three communities, his sales landed above the local middle.

The same is true in a few of the more affordable areas. In DeWeese, his two sales had a median of $264,000, well above the area median of $205,000. In Northern Hills, his sale at $185,000 compares with an area median of $130,000. Those figures suggest he has handled some of the stronger properties in those neighborhoods.

In Kettering, his median of $244,750 sits close to the area median of $260,000, so his two sales there were typical of the market. In Centerville, his three sales had a median of $190,000, against an area median of $349,900, which indicates that his work there focused on the more accessible end of the market. The same goes for Germantown, where his sale at $188,350 compares with an area median of $260,000.

Taken together, the numbers show a practice that is not tied to a single price tier. He sold above the neighborhood median in five of the eight areas with comparison data, and at or below it in three, covering a range of buyers and sellers across the region.

Background and Credentials

Moyer has worked in Dayton-area real estate since 2005. Listings on several directories describe him as having roughly 21 years of experience, and one lists 22. His Ohio real estate license is listed under number 2005003942, and the Keller Williams listing pages show it as SAL2005003942.

Before his current brokerage, he held a senior sales vice president role with Sibcy Cline, according to his own listing of his work history. He has also studied real estate at Hondros College of Business.

He lists the AHWD designation and describes himself as a Dayton-area Sales Leader and Listing Leader. Other self-reported honors include Top 5% at Keller Williams, the Presidential Sales Club, and the Dayton Area Board of Realtors Award of Achievement and Distinction. He also states that he ranks in the top 5 percent of agents in the Dayton Board of Realtors. These are his own descriptions and have not been checked against the award lists of the organizations involved.

His stated specialties are broad. They include luxury and executive relocation, first-time buyers, downsizing, estate and investment properties, military and veteran clients and new construction. His recent record reflects some of that range: higher-priced homes in Washington Township and Beavercreek Township, a multifamily sale, and a good number of entry-level sales. Readers who want to confirm his current license status can use the Ohio eLicense lookup.

How He Compares Locally

Dayton Report’s neighborhood leaderboards rank agents by the number of sales in an area, and Moyer appears on three of them. His strongest showing is in DeWeese, where his two sales put him second on the leaderboard. One of them, the sale of 3504 Deweese Parkway for $328,000, was a top-two sale in the neighborhood and was covered in a Dayton Report writeup of the Tudor Revival home.

In Trotwood, a single sale places him eighth on the leaderboard. In Cedarville Village, one sale puts him tenth. These are small counts, and in markets where most agents close only a few homes a year, a single sale can be enough to appear on a list.

The overall picture is of an agent with a long tenure, a steady annual volume of 26 closings and a footprint that stretches from Dayton neighborhoods to Springboro and Beavercreek. Listings sold in a median of 35 days at nearly 99% of asking, and a majority of his sales were renovated homes. For sellers weighing an agent who works across several price tiers and communities, that record is the most useful place to start.
