Colleen Maiden at a Glance

Colleen Maiden is the Huber Heights office manager and an agent at Glasshouse Realty Group, a full-service brokerage headquartered in Dayton. Over the past 12 months she closed 25 sales worth $6,935,300 in total, working across Montgomery, Greene and Miami counties and the communities around them.

Her year was split almost evenly between the two sides of a transaction: 13 listing sides and 12 buyer sides. That balance suggests a practice that draws on both sources of business, representing sellers who bring a home to market and buyers searching for one.

Her sales ranged from a low of $165,000 to a high of $629,900, with a median sale price of $230,000. Most of her business sat in the middle of the local market, with a handful of higher-priced homes at the upper end.

Her Sales Record in Numbers

The 25 closed sales over the past 12 months add up to $6,935,300 in volume, an average of roughly $277,000 per transaction. The median of $230,000 is lower than that average, which is typical of a book of business with a few larger sales pulling the mean upward. The top sale, at $629,900, is nearly four times the lowest at $165,000.

On the 13 homes she listed, the median time on market was 60 days, and the median sale-to-list ratio was 99.2%. In practical terms, the typical home she listed sold for within a percentage point of its asking price. Six of the 13 listings sold at or above the list price.

Her sales leaned toward resale homes with updates. Renovated homes made up 68% of her closed sales. None of her sales were new construction, and she closed no multifamily properties in the period. Her work was concentrated in single-family homes that had been refreshed or improved before or around the time they changed hands.

Taken together, the figures describe a steady, mid-priced practice: a consistent flow of sales near the $230,000 median, listings that sold close to asking, and a notable share of renovated homes.

Where She Works

Colleen Maiden’s sales were spread across more than ten areas, which fits an agent who is based in Huber Heights but follows the market across the Miami Valley. Vandalia led with 4 sales. Fairborn, Englewood, Beavercreek and Tipp City each had 2 sales. Single sales came in Trotwood, Harrison Township, Miami Township, Troy and the Historic Inner East neighborhood. One sale was in the City of Dayton and one in West Dayton.

Her Vandalia sales had a median price of $381,250, against an area median of $253,000. In Englewood, her two sales had a median of $412,450, compared with an area median of $245,000. Those two areas were where her work reached furthest above the local middle of the market.

In Fairborn, her median of $297,500 compared with an area median of $220,000. In Trotwood, her one sale at $220,000 compared with an area median of $168,000, and in Harrison Township, her sale at $210,000 compared with an area median of $127,000.

Elsewhere her sales were priced closer to or below the local median. In Beavercreek, her two sales had a median of $266,500 against an area median of $330,000. In Tipp City, her median of $335,000 was near the area figure of $360,000. In Miami Township, her one sale at $245,000 compared with an area median of $260,000.

That range shows an agent who works comfortably in both more affordable and more expensive parts of the region. The Beavercreek and Tipp City figures show she also helps buyers and sellers find homes in markets with higher medians.

Role at Glasshouse Realty Group

Glasshouse Realty Group lists Maiden on its agents page and its leadership page as the Huber Heights Office Manager and an agent. The brokerage’s office locations page names her as the contact for the Huber Heights office, at 7371 Brandt Pike, Suite B, in Dayton.

An October 2024 press release about Glasshouse’s expansion into Greene County and Huber Heights described the new Huber Heights office, about 1,600 square feet on Brandt Pike near Interstate 70, as headed by licensed realtor and office manager Colleen Maiden. The office opened with a ribbon cutting led by the Huber Heights Chamber of Commerce.

A Dayton Daily News feature on women in leadership at the brokerage also named her as an office manager for the Huber Heights office and noted that she joined Glasshouse in April of that year. In the article, she said she was ready to step into a manager role and described the move to Glasshouse as an exciting step in the company’s next chapter of growth.

Glasshouse was founded in 2019 by Evan Kloth and Mo Zahedi. According to the company’s announcement, it has nearly 200 agents across 11 Ohio locations. Maiden’s office is one of the newer additions to that footprint, and her sales figures show an agent who is building a practice while also running an office.

Readers who want to confirm licensing can use the state’s real estate license lookup at the Ohio Division of Real Estate.

How the Numbers Fit Together

A few patterns stand out when the figures are read together. First, the volume: 25 sales and nearly $7 million in the past 12 months is a solid year for an agent who also manages an office. Second, the even split between listing and buyer sides points to a balanced practice.

Third, her listings sold close to their asking prices. A 99.2% median sale-to-list ratio means sellers who worked with her typically came within a fraction of their list price, and nearly half of her listings closed at or above it. The median of 60 days on market is a reasonable measure of the time it took those homes to find a buyer.

Fourth, the geography. Her sales in Vandalia, Englewood, Fairborn, Trotwood and Harrison Township were priced above the area medians, while her sales in Beavercreek, Tipp City and Miami Township were at or below them. Her work is not tied to a single price tier or a single town.

Finally, the share of renovated homes, at 68%, shows a focus on properties that have been updated. With no new construction or multifamily sales in the period, her record is centered on single-family resale homes across the Dayton area.

The figures above reflect her own recorded activity over the past 12 months and give homeowners and buyers a clear picture of how she has been working.
