Overview
Chris S. Paulsen is a Miami Valley real estate agent affiliated with NavX Realty, LLC, a brokerage based on National Road in Tipp City. NavX describes itself as a team focused on the Miami Valley market, and Paulsen’s recent sales fit that description: they are spread across Montgomery, Warren, Greene, Miami and Butler County communities rather than concentrated in a single ZIP code.
Over the past 12 months, Paulsen closed 17 sales with a combined volume of $4,726,700. Of those, 7 were listing-side transactions and 10 were on the buyer side. That works out to an average sale price of roughly $278,000, and the middle of the range sits close to it, at a median of $255,000.
Paulsen has been licensed as a REALTOR since 2014, according to a self-stated professional profile, and spent much of that time with Coldwell Banker Heritage in Vandalia before moving to NavX. Listed practice interests include working with buyers and sellers, relocation, new construction and probate and estate sales.
The sales record in numbers
Seventeen closings in a year, split between 10 buyer sides and 7 listing sides, show a practice that leans slightly toward representing buyers while keeping a steady listing business alongside it. Few agents in the market divide their work so evenly.
The listing side is where the numbers stand out. Paulsen’s seven listings that sold had a median of just 3 days on market, and the median sale-to-list ratio was 100.4%, meaning the typical listing closed slightly above its asking price. Five of the seven listings sold at or above asking. Homes that move in a few days and close at list are the result of pricing that matched what buyers were willing to pay at the time.
Prices ranged from a low of $139,000 to a high of $612,000, with the median at $255,000. That puts the bulk of the work in the entry-level to mid-market band for the Dayton area, with an occasional sale well above it. The top of the range is a reminder that the practice is not limited to starter homes.
The mix of property types is also worth noting. About 29% of Paulsen’s sales were renovated homes, which is roughly five of the 17 closings. New construction accounted for about 6%, or a single sale. There were no multifamily sales in the period, so the business is almost entirely single-family residential resale, with a meaningful slice of updated properties.
Where Paulsen works
The map of Paulsen’s recent sales is wide. Ten areas appear in the 12-month record, and no single one dominates. Four areas each produced two sales: Sugarcreek Township, West Carrollton, DeWeese and Huber Heights. Six more each produced one: Beavercreek, Miamisburg, Troy, Centerville, Springboro and Walnut Hills.
The City of Dayton accounted for 3 sales, while West Dayton had none. Together with the suburban and small-city sales, that gives a picture of an agent who follows the business across the region rather than staying inside a single municipal boundary. That fits with a third-party profile listing dozens of service-area communities, including Tipp City, Dayton, Miamisburg, Springboro, Troy and Vandalia.
Tipp City, where NavX has its office, is the brokerage’s home base, but the sales volume here is driven by communities to the south and east. Miamisburg, Springboro, Centerville and Sugarcreek Township sit along the I-75 corridor in Montgomery and Warren counties, while Huber Heights and Beavercreek lie to the northeast and east. Troy is the one sale to the north in Miami County.
For anyone weighing an agent based on geography, the practical takeaway is range. Paulsen has recent closings in communities with quite different price levels, which the next section examines in more detail.
Prices against local medians
Comparing Paulsen’s median sale price in each area with the area’s overall median gives a sense of which segment of each market the work falls into. With only one or two sales in each place, these are snapshots rather than trends, but they are informative.
In Sugarcreek Township, Paulsen’s two sales had a median price of $561,000, well above the area median of $379,900. That is the clearest example of the upper end of the practice. In DeWeese, the median was $243,250 against an area median of $205,000, and in Huber Heights it was $266,000 against $226,500. In West Carrollton, Paulsen’s median of $197,000 was a little above the area’s $185,000.
In several other places the work fell below the area median. In Miamisburg, the one sale closed at $260,000, close to the area median of $274,900. In Centerville, the sale at $272,500 compares with an area median of $349,900. In Beavercreek, the sale was at $185,000 against $330,000, and in Troy, at $143,000 against $299,900. Those figures point to entry-level opportunities in communities where the typical home costs considerably more, which is where much of the buyer-side business may sit.
Taken together, the pattern shows flexibility. In some areas Paulsen’s sales landed above the typical price, and in others they came in well under it, a spread that reflects the $139,000 to $612,000 range across the whole portfolio.
Background and local standing
Paulsen’s professional profile states that licensing as a REALTOR began in 2014. In 2015, Coldwell Banker Heritage named Paulsen its Outstanding Rookie of the Year, according to that profile. The same profile lists membership in the Dayton Area Board of REALTORS Sales Leader Club for 2015 through 2024, and in the Ohio REALTORS President’s Sales Club for 2016 through 2024. Those honors were earned during the Coldwell Banker Heritage years rather than at NavX, but they show a long record of production in the Dayton market.
Published profiles list a range of practice areas: buyer representation, listing work, relocation, military relocation, VA buyers, first-time buyers, landlord work, commercial real estate, probate and estate sales, and new construction. The current sales record shows the most activity in residential resale, including renovated homes, with one new construction sale.
On local leaderboards, Paulsen’s position is strongest in DeWeese, where two sales place Paulsen first among agents for the period. In Sugarcreek Township, two sales put Paulsen tenth, in a higher-priced market where the median sale price of Paulsen’s closings was well above the area median. Small counts in each place mean that rankings can move with a single closing, but being at the top in one area and in the top ten in another is a respectable showing for an agent whose sales are spread across so many communities.
Taken as a whole, the record is one of steady production: 17 closings and nearly $4.73 million in volume over a year, with listings that sold in a matter of days at or above asking price, in a market that stretches across the Miami Valley.
