Beth Brown Ciul is a licensed real estate agent with eXp Realty in Cincinnati, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Beth on 12 closed sales (2 as the listing agent, 10 representing the buyer), about $4,691,050 in total sales volume. Most active in Miamisburg, Washington Township, Franklin, Englewood, Turtlecreek Township and Springboro.

Overview

Beth Brown Ciul is a real estate agent with eXp Realty who leads The Cornerstone Home Group, a team that works across the Greater Cincinnati and Dayton markets. Over the past 12 months she closed 12 sales worth a combined $4,691,050, a record that stretches from entry-level homes in Franklin and Englewood to a seven-figure sale in Turtlecreek Township.

Her business sits in the southern Miami Valley and the corridor running toward Warren County. The numbers show a practice that is spread across many communities rather than concentrated in one, with sales in eight different areas over the year. Ten of the 12 closings were on the buyer’s side and two were listings.

The sales record in numbers

Of her 12 closed sales, 10 were buyer sides and 2 were listing sides. Working mainly with buyers is the larger share of her recent business, and it fits with the buyer’s agent and relocation work listed among her specialties.

Her prices ranged from $130,000 to $1,180,000, with a median sale price of $295,250. That median sits in the middle of the market for the communities she serves, and the spread between the low and high ends shows she handles very different kinds of transactions.

On the two homes she listed, the median time on the market was 32 days, and the median sale-to-list price ratio was 100.3%. One of the two listings sold at or above its asking price. With only two listings in the window, those figures describe a small sample, but they show homes that sold close to the price at which they were offered.

Her sales skew toward existing homes. None of the 12 were new construction, and 67% were renovated properties. She recorded no multifamily sales in the period. Roughly two of every three buyers she represented, in other words, bought a home that had been updated.

Where she works

Miamisburg was her busiest area, with 3 sales. Her median price there was $290,000, compared with an area median of $274,900, so her sales there ran slightly above the typical Miamisburg price.

In Washington Township she closed 2 sales at a median of $289,950, well under the area median of $412,000. Franklin also produced 2 sales, with a median of $231,000 against an area median of $260,000. In Englewood she closed one sale at $238,750, close to that area’s $245,000 median.

At the upper end, her single Turtlecreek Township sale was $1,180,000, more than double that area’s $485,000 median. Her Springboro sale, at $695,000, compares with an area median of $425,000. In Maineville, one sale at $389,900 came against a $361,000 area median, and in Lebanon a $320,000 sale compares with a $370,000 median.

Taken together, the pattern is a mix. In Franklin, Englewood, Washington Township and Lebanon she worked below the local median, which points to approachably priced homes. In Miamisburg and Maineville she landed near or slightly above it, and in Springboro and Turtlecreek Township she handled homes priced well above the typical sale.

She had no closed sales in the city of Dayton or in West Dayton in the past year, though listing pages show she has marketed properties in Dayton and Clayton, and her service areas include Dayton, Centerville, Englewood and Middletown.

Background and credentials

Ciul holds an Ohio real estate license issued in 2002, and her eXp Realty profile lists her as a Team Leader and a REALTOR. She says she has spent her career in the Greater Cincinnati and Dayton market, and she now heads The Cornerstone Home Group, which is brokered by eXp Realty. The brokerage lists its contact address in Cincinnati.

Before entering real estate she spent 10 years as a paralegal in the Cincinnati area, where her work centered on litigation support in divorce, probate and estate matters. She holds a degree from Ohio Northern University and a graduate certification in Litigation Management from The Philadelphia Institute.

She describes a focus on farm, acreage and horse property transactions, and she says she supports local 4-H students at county fairs. Her professional profiles also list specialties that include relocation, new construction, move-up buyers and first-time buyers, along with condos and short sales.

Beyond her own sales, she is an instructor with an Ohio real estate education organization and a mentor with eXp Realty. Her profile lists English as her language of service.

How the numbers read

Twelve closings in a year is a measured pace, and the figures should be read with that in mind. A single sale such as the Turtlecreek Township home can move the volume total considerably, and the $4,691,050 figure reflects that range of prices rather than a uniform book of business.

The strongest points are the listing results, with homes selling at about the asking price on a median of 32 days on the market, and the breadth of her activity across eight communities in Montgomery, Warren and Butler counties. Her price points track closely with area medians in several markets, which suggests she prices and negotiates in line with what each local market supports.

Her focus on buyers, her renovated-home mix and her presence in both the Dayton suburbs and the communities to the south give a picture of an agent whose work runs along the Interstate 75 corridor. Homebuyers or sellers weighing a move in those areas will find a long-licensed agent with a legal background and a team behind her.
