Annette Sand is a licensed real estate agent with Glasshouse Realty Group in Centerville, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Annette on 16 closed sales (2 as the listing agent, 14 representing the buyer), about $5,582,499 in total sales volume. Most active in Troy, Washington Township, Huber Heights, Beavercreek, Kettering and Xenia.

Overview

Annette Sand is a Realtor with Glasshouse Realty Group who works across the Dayton area. Over the past 12 months she closed 16 sales totaling $5,582,499, an average of roughly $349,000 per transaction. Her work is spread across the southern and eastern parts of the Miami Valley, with closings in nine communities, from Troy in the north to Clearcreek Township in the south and Xenia and Fairborn to the east.

She holds an MBA and says she brings more than 25 years of experience in marketing, negotiating and communications to her real estate work. She also does business under the name The Hat Lady Realtor and describes herself as a Realtor serving Huber Heights and the broader Dayton area.

What stands out in her recent numbers is range. Her closed sales run from $187,000 to $829,000, with a median of $337,050. She has worked with entry-level purchases in Fairborn and Huber Heights as well as higher-priced homes in Washington Township and Centerville.

Her sales record in numbers

Of her 16 closed sales in the past 12 months, 14 were on the buyer side and 2 were listings. That mix points to a practice built mainly around helping buyers find and purchase homes, with a smaller number of seller engagements alongside.

The two listings she sold closed at a median of 99.1% of list price, and the median time on market for those homes was 24.5 days. One of the two sold at or above asking price. With only two listing sales in the period, those figures describe a small sample, but they show the homes she listed sold in under a month at prices very close to where they were first offered.

Renovated homes made up 69% of her sales, which is the largest share of any category in her mix. None of her sales in the period were new construction, and she recorded no multifamily sales. Her work, in other words, centered on existing single-family homes, and most of them had been updated in some form before the sale.

Her price points tell a similar story. The median sale of $337,050 sits in the middle of the Dayton-area market, and the spread from $187,000 to $829,000 suggests she is comfortable working across a wide band of prices rather than concentrating on one tier. The upper end, $829,000, is well above what most of the communities she works in see as a typical sale.

Where she works

Her closings are spread evenly instead of clustering in a single neighborhood. Five areas each account for two sales: Washington Township, Troy, Huber Heights, Kettering and Beavercreek. Four more each account for one: Fairborn, Xenia, Centerville and Clearcreek Township. Together those nine areas cover 14 of her 16 closings. She had no sales in the past year within the City of Dayton itself or in West Dayton.

Washington Township. Her two sales here had a median price of $657,000, compared with an area median of $412,000. This is the highest-priced part of her business and includes the top of her range. Her work here sits well above the typical price in the township.

Troy. Her two Troy sales had a median of $220,000, against an area median of $299,900. These were homes priced below the usual Troy sale, which gives buyers a lower entry point in a city with a well-known downtown and a steady market.

Huber Heights. Her two sales had a median of $202,750, compared with an area median of $226,500. Huber Heights is also the community her own materials name first when describing where she works, and her figures here line up closely with the local market.

Kettering. Here her median was $322,500, above the area median of $260,000. Her two Kettering sales were therefore in the upper part of the city’s range.

Beavercreek. Her two sales had a median of $358,400, against an area median of $330,000. That puts her modestly above the local middle in one of the region’s larger suburban markets.

Single-sale areas and how they compare

Four communities appear once each in her record. Because each figure is a single transaction, it shows what she closed rather than a pattern, but each is still a useful point of comparison with the local market.

In Centerville, she closed one sale at $407,000, compared with an area median of $349,900. In Xenia, her one sale came in at $322,299, against an area median of $250,000, which puts it well above the typical Xenia price. In Fairborn, her sale at $187,000 was the lowest-priced of her year and compares with an area median of $220,000. She also closed one sale in Clearcreek Township, in the southern part of the region.

Taken together, her prices run above the local median in five of the eight areas where a comparison is available: Washington Township, Kettering, Beavercreek, Xenia and Centerville. They run below it in Troy, Huber Heights and Fairborn. That balance suggests her business follows the homes her buyers are looking for, rather than a fixed price point or a single part of the market.

The lower-priced purchases in Fairborn, Huber Heights and Troy, mostly in the $187,000 to $220,000 range, show she is active where buyers are looking for more affordable homes. At the same time, the sales in Washington Township and Centerville show she handles purchases well above the regional median.

Background and credentials

Sand is affiliated with Glasshouse Realty Group, and she is listed in the brokerage’s agent directory. Glasshouse was founded in 2019 by Mo Zahedi and Evan Kloth and operates 14 offices across Ohio. She holds an MBA and the Realtor designation, which signifies membership in the National Association of Realtors. Her own materials say she has more than 25 years of experience in marketing, negotiating and communications, skills that carry over directly into representing buyers and sellers in a transaction. She has also held the title of vice president of business development in her professional history.

She cites a Diamond Elite award for record-setting sales in 2021, 2022 and 2023.

The bottom line

Annette Sand’s recent record shows a steady, buyer-focused practice spread across much of the Dayton area. She closed 16 sales and $5,582,499 in volume in the past 12 months, with 14 buyer sides, a median sale price of $337,050, and homes ranging from $187,000 to $829,000. Her listings sold in a median of 24.5 days at 99.1% of list price.

Her work spans nine communities, with two sales each in Washington Township, Troy, Huber Heights, Kettering and Beavercreek. Renovated homes, at 69% of her sales, were the largest part of her mix. For buyers and sellers across Montgomery, Miami, Greene, Warren and nearby counties, those figures offer a concrete picture of the kinds of homes and prices she has handled over the past year.
