Lynda Anello is a licensed real estate agent with eXp Realty in Cincinnati, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Lynda on 15 closed sales (8 as the listing agent, 7 representing the buyer), about $4,620,900 in total sales volume. 1 of those were in the City of Dayton, 1 in West Dayton. Most active in Beavercreek, Huber Heights, Xenia, Vandalia, West Carrollton and Butler Township.

Overview

Lynda Anello is a REALTOR with eXp Realty who serves the Dayton and Cincinnati markets. Her brokerage page lists service areas that include Dayton, Miamisburg, Middletown and Miami Township, along with other Miami Valley and Cincinnati-area communities. She joined eXp in January 2022, and in the past 12 months she closed 15 sales worth a combined $4,620,900.

Her work divides almost evenly between the two sides of a transaction. She represented sellers on 8 of those sales and buyers on 7. That balance suggests a practice that does not lean heavily on either listings or buyer representation, and it gives her a close view of how a home is priced, shown and negotiated from both directions.

Her path to real estate began elsewhere. By her own account, she spent 13 years working in hospice before moving into the field, and she says that experience informs how she helps people through downsizing and other major moves. She also lists English and French as languages.

Her sales record in numbers

Over the past 12 months, Anello’s 15 closed sales totaled $4,620,900, an average of roughly $308,000 per sale. Prices ranged from a low of $152,000 to a high of $475,000, with a median of $280,000. That range covers starter-level and entry-priced homes at one end and well-appointed properties near the half-million mark at the other.

On the listing side, her 8 listing sales had a median of 33 days on the market and a median sale-to-list price ratio of 98.8%. In other words, the typical home she listed sold within about a month and a week of hitting the market, for within about one percent of its asking price. Of those eight listings, 4 sold at or above asking, so half of her sellers met or beat their list price.

The type of housing she handles is also telling. None of her recent sales were new construction, a 0% share, and none were multifamily properties. Instead, her work was concentrated in existing single-family homes, and 47% of her sales were renovated properties. Nearly half of her business, then, involved homes that had been updated or improved before or around the time of sale, a segment where presentation and condition play a large part in how a property is marketed.

Her background fits that pattern. Her brokerage page says she can connect sellers with resources for decluttering, donating, renovation and staging, services that matter most when a home is being prepared to go to market. It also says she is connected with investors who can make cash offers for quick, as-is sales, an option for owners who prefer not to renovate or stage at all.

Where she works

Anello’s closed sales over the past year spread across eight named areas, with one clear center of gravity. Beavercreek accounted for 5 sales, by far her largest concentration. She also closed one sale each in Huber Heights, Xenia, Vandalia, West Carrollton, Butler Township, Carillon and Mason. Those named areas account for 12 of her 15 closings. Her record also includes 1 sale in the city of Dayton and 1 in West Dayton.

The geography is wide. Beavercreek, Xenia and Huber Heights sit east and northeast of downtown, while Vandalia and Butler Township lie to the north. West Carrollton is south of the city, and Mason lies in Warren County, in the Cincinnati market. Carillon is a small Dayton-area community of its own. That spread matches her brokerage page, which describes service across both the Dayton and Cincinnati regions and lists Miamisburg, Middletown and Miami Township among the communities she covers.

Beavercreek stands out as the place where her numbers have the most weight behind them. Five closings give a more reliable view of her work there than any single sale elsewhere, and the median price on her Beavercreek sales was $345,000. For the areas where she closed just one sale, the figures describe individual transactions rather than a pattern, and they are best read that way.

Prices by area

Comparing the price of her sales with the median price of each area shows where she has been active in the market. In Beavercreek, her median sale price of $345,000 was slightly above the area median of $330,000, which indicates she is working in the middle of that market rather than at either extreme.

Several single sales came in above the local median. In Huber Heights, her sale at $475,000 compared with an area median of $226,500, making it the top sale of her year and well above what is typical there. In Butler Township, she closed at $473,000 against an area median of $335,000. In West Carrollton, her sale at $252,000 compared with a median of $185,000. In Vandalia, $280,000 compared with $253,000, and in Carillon, $172,000 compared with $150,000.

Two sales were priced below their area medians. In Xenia, she closed at $180,000 against an area median of $250,000, and in Mason, at $375,000 against a median of $435,000. Mason is the more expensive market overall, and her sale there falls within the range of her other work.

Taken together, six of her eight areas show a sale above the local median, which means much of her business sits in the upper half of the neighborhoods where she works. At the same time, her overall median of $280,000 shows that most of her sales are in the broad middle of the Miami Valley market, not at its top.

Background and credentials

Anello’s most prominent professional designation is Senior Real Estate Specialist (SRES), issued through The CE Shop in December 2022. Her brokerage page lists the designation alongside her REALTOR title. She also lists two other certifications tied to selling a home: she is a Homebids Certified Agent (July 2022), and her page says she can gather multiple bids on a property within about 10 days. She is also an ExpressOffers Certified Agent through eXp Realty (August 2022).

Her earlier work in health care shows in two additional credentials. She is a First Steps ACP Facilitator through Respecting Choices (March 2018) and a Virtual Dementia Tour Facilitator (December 2017). Both predate her real estate career and relate to conversations about care planning and understanding the experience of dementia. She completed a Real Estate Sales Associate course at Davis College in January 2022.

In education, she lists Wright State University. She is also the founder and administrator of the Ohio Nurses Network, an online networking group for health care professionals in Ohio with more than 13,000 members. Since August 2023 she has been a member of the networking organization BNI The New Frontier.

Within eXp, Anello was named among the company’s ICON Agents for November 2024, a program recognition for agents at the brokerage. From 2019 to 2024 she also worked on her own through a separate company, NetworkConnect LLC, while her eXp affiliation began in January 2022. eXp Realty’s Ohio page also named her in an August 2026 post congratulating its top individuals and teams.

How she compares locally

Anello’s year can be read against the markets she works in. Her median days on market of 33 and her 98.8% sale-to-list ratio on listings point to homes that were priced to move and mostly sold close to asking. Half of her listings sold at or above the list price, and the rest closed only a little below it on a median basis.

Her sales volume of $4,620,900 across 15 transactions reflects a steady, mid-sized book of business with a deliberately varied footprint. Rather than concentrating on a single suburb, she closed sales in eight named areas, from Xenia in Greene County to Mason in Warren County, while building her deepest base in Beavercreek.

Her mix of work is also distinctive. With no new construction and no multifamily sales, her year was built on resale single-family homes, and nearly half of those were renovated. Her stated connections to stagers, renovation resources and cash investors line up with that kind of work, where condition and preparation can shape the result.
