Overview

Matt Collins is a real estate agent with eXp Realty who leads the MattC Group, a team based in Springboro. The team describes its work as covering Southwest Ohio, with a focus on residential real estate in the Springboro and Franklin area, and its website says its licensed agents serve Columbus, Cincinnati and Dayton.

Over the past 12 months, Collins closed 34 sales worth a combined $11,960,585. Of those, 26 were on the buyer’s side and 8 were listings he sold for sellers. The figures show a practice that leans toward representing buyers, with a steady listing business alongside it.

Prices ranged from $153,000 to $1,600,000, with a median sale of $265,000. That spread, from entry-level homes to a seven-figure sale, gives a sense of how broad his work has been across the southern Miami Valley and the communities around it.

The sales record in numbers

The 34 closed sales average out to roughly $352,000 each, pulled upward by the top-end sale. The median of $265,000 is a better guide to a typical transaction, and it sits in the range where much of the Dayton-area market moves.

On the listing side, Collins sold 8 homes for sellers. Those listings sold at a median of 100.0% of list price, and 5 of the 8 closed at or above asking. The median time on the market for his listings was 80.5 days.

The mix of property types is varied. About 44% of his sales were renovated homes, and 6% were new construction. He also closed 1 multifamily sale during the period. A renovated-home share of that size suggests regular work with houses that have been updated, a category that often attracts buyers who want a move-in-ready property.

Taken together, the numbers describe an agent who works across price tiers and property types rather than in a single niche. Buyers make up roughly three-quarters of his closed sides, at 26 of 34, and the listing side accounts for the remainder.

Where he works

The largest share of Collins’s recent sales came from Lebanon, with 5 sales, followed by Springboro with 4. Miamisburg and Franklin each had 3. Germantown, Fairborn and Vandalia each had 2, and single sales closed in Franklin Township, Old North Dayton and Jamestown. In all, 3 sales were in the city of Dayton and 1 in West Dayton.

In Lebanon, his median sale price was $535,000, compared with an area median of $370,000. That places his Lebanon work in the upper part of that market. In Springboro, his median was $369,500 against an area median of $425,000, so his four sales there were somewhat below the typical price in town.

Miamisburg is a similar story on the more affordable side: his three sales there had a median of $210,000, while the area median was $274,900. In Franklin, his median of $275,000 was just above the area’s $260,000. Germantown stood higher, with his two sales at a median of $343,450 against $260,000 for the area.

Fairborn’s two sales had a median of $158,000, compared with $220,000 for the area. In Vandalia, his median of $254,950 was nearly even with the area’s $253,000. His single Franklin Township sale closed at $243,000, against an area median of $312,000.

The pattern shows an agent who works both above and below local medians depending on the community, with a concentration in the Warren County corridor around Lebanon and Springboro and a smaller but regular presence in Montgomery County and Greene County communities.

Background and credentials

Collins holds an Ohio real estate sales license, and his Zillow profile lists a member-since date of July 2015. A separate agent listing shows seven years of experience. He leads the MattC Group, which operates as part of eXp Realty and is also known as the Matt Collins Group.

The team’s office is in Springboro, and its online profiles describe a focus on Southwest Ohio. A Facebook page for the group says it handles both residential and business real estate. His Zillow profile lists specialties in buyer representation, listing representation, relocation, foreclosure and property management.

Directory listings also associate him with neighborhoods in Miamisburg and Moraine and in northeast Dayton, which fits with the Miamisburg, Vandalia and Dayton-area sales in his recent record.

Putting the year in context

A year with 34 closings, a median sale of $265,000 and nearly $12 million in volume reflects a full and varied book of business. His listings closing at list price at the median, with five of eight at or above asking, show sellers generally receiving their asking price once a sale was reached.

The geographic spread is a defining feature. Rather than concentrating in one town, Collins closed sales in ten distinct areas, from Jamestown and Germantown in the east and south to Lebanon in the north of Warren County, and into several Dayton neighborhoods. For buyers and sellers in the southern Miami Valley, that range of recent activity offers a useful picture of where he has been working and at what price points.
