Overview

Michael Moore is a eXp Realty agent who works the Interstate 75 corridor between Cincinnati and Dayton. He is based in Mason and leads The DaltMoore Group, a team brokered by eXp. His own materials describe a practice serving Greater Cincinnati and Northern Kentucky, and he is licensed in both Ohio and Kentucky.

In the past 12 months, Moore closed 11 sales worth a combined $4,419,300 in the MLS figures. Five were listing-side and six were buyer-side, so his year was split fairly evenly between representing sellers and representing buyers.

The sales are spread across seven communities in Butler, Warren and Montgomery counties and nearby areas: Middletown, Washington Township, Lebanon, Franklin, Clayton, Clarksville and Union. No single place accounts for more than two closings. That makes his year less a story of one neighborhood and more a record of working across a wide stretch of southwest Ohio.

The sales record in numbers

Eleven closed sales worth $4,419,300 works out to an average of roughly $401,800 per transaction. The middle of his range is lower and more telling: his median sale price was $345,000. The lowest closing was $252,900 and the highest was $840,000. Most of his business sits in the middle of the southwest Ohio market, with a single sale at the top end lifting the average above the median.

The split between sides is close to even. He represented sellers on 5 sales and buyers on 6. Agents often lean heavily toward one or the other, so an almost equal mix points to a practice that handles both kinds of work.

His listings are the clearest measure of how a home performs once it reaches the market. Across his five listing-side sales, the median time on market was just 9 days. That is a quick turnaround by any standard, and it suggests the homes he took to market drew interest almost immediately.

The median sale-to-list ratio on those listings was 98.6%, meaning the typical home closed within about a point and a half of its asking price. Two of the five, or 2 of 5, sold at or above asking. For sellers, a ratio that close to list price shows that pricing and final result stayed tightly aligned.

The mix of property types is mostly traditional resale housing. About 9% of his closings, one of the eleven, were new construction, and another 9%, also one sale, was a renovated home. He closed no multifamily sales in the period. The rest were existing single-family homes and similar property types sold in their current condition.

Where he works

The geography of Moore’s year shows a practice that crosses county lines. Three communities each produced two closings: Middletown, Washington Township and Lebanon. Four more produced one each: Franklin, Clayton, Clarksville and Union. He recorded no sales within the city of Dayton itself or in West Dayton during the period.

Middletown. Moore closed two sales here, with a median price of $308,950. The area median is $230,000, so his sales here were priced above the typical Middletown sale. Middletown is also where he appears on a local leaderboard, discussed below.

Washington Township. Two sales closed here at a median of $345,000, against an area median of $412,000. His sales in this part of the Dayton suburbs landed below the township’s middle, in a price band that is more accessible than much of the surrounding market.

Lebanon. Moore also closed two sales in Lebanon, the Warren County seat, at a median of $325,000. The area median is $370,000, so these sat modestly below the local middle. Lebanon is close to his Mason base, which makes it a natural part of his territory.

Franklin. A single Franklin sale closed at $332,500, compared with an area median of $260,000. That is a price well above the typical Franklin sale.

Clayton. One sale closed in Clayton at $489,900, against an area median of $275,000. It was among the larger transactions in his year and well above what the median Clayton sale brings.

Clarksville. The single Clarksville closing was the top sale of his year at $840,000. The area median is $640,000, so even in a high-priced market the sale ran above the middle.

Union. One sale in Union closed at $295,000, compared with an area median of $213,900.

Price points against local medians

Comparing Moore’s sales with area medians shows the kind of homes he handled. In five of the seven communities, his median price came in above the area median: Middletown, Franklin, Clayton, Clarksville and Union. In Washington Township and Lebanon, his sales fell below the local middle.

The largest gap is in Clayton, where his one sale of $489,900 was well over the $275,000 area median. In Middletown the difference was about $79,000, and in Franklin about $72,500. In Union, his $295,000 sale was roughly $81,000 above the area median. These figures come from small samples of one or two sales each, so they describe individual transactions rather than a pattern across a market.

In Washington Township, the $345,000 median for his two sales was about $67,000 under the area median of $412,000. In Lebanon, his $325,000 median was about $45,000 under the $370,000 area median. Taken with the rest, the figures show that his work was not confined to one price tier. He closed sales in the $250,000s and the $840,000 range within the same year.

The overall picture is a practice centered on the middle of the market, with a median closing of $345,000, and with enough range on either side to include higher-priced homes. That breadth matters in a region where median prices vary widely from one community to the next. Clarksville’s median is near $640,000, while Union’s is about $213,900 and Middletown’s is $230,000.

Background and credentials

Moore describes himself as a Realtor and ICON agent with eXp Realty, a designation within the brokerage’s agent program. He leads The DaltMoore Group, which operates under eXp’s brokerage umbrella.

He is licensed in both Ohio and Kentucky, which allows him to work on both sides of the Ohio River in the Cincinnati area. He also says he is a certified Real Estate Negotiations Expert, a credential he lists on his eXp agent site.

A third-party agent profile lists about eight years of experience in real estate. His eXp Cincinnati office is on East Business Way in the Cincinnati area, and he is listed as a contributor to the brokerage’s Cincinnati blog, where he has written dozens of posts.

His stated service area of Greater Cincinnati and Northern Kentucky fits with the Butler and Warren County communities where most of his recent closings took place. The Dayton-area sales in his record, including those in Washington Township and Clayton, show that his work also extends north into the Miami Valley.

How he compares locally

Moore appears on one local leaderboard in the figures provided. In Middletown, his two closings place him eighth among agents for the period. In a market where a handful of agents each close only a few sales, two transactions is enough to reach the top ten.

Middletown is where his price positioning stands out as well. His median there of $308,950 was about $79,000 above the $230,000 area median, so his two sales in the city were among its higher-priced homes.

Across the broader Dayton-area market, Moore is not a high-volume agent, and his year is better understood through the quality of the numbers than through their quantity. Listings that went under contract after a median of nine days, closed at 98.6% of list price and sometimes at or above asking, are strong marks for any seller-side agent.

Anyone weighing agents in this part of southwest Ohio will find a practice that mixes buyer and seller work, covers seven communities across several counties and handles a price range from about $253,000 to $840,000. Those are the facts of his past 12 months, and they describe a working agent whose business is spread broadly rather than concentrated in one neighborhood.
