Angella Layne is a licensed real estate agent with NavX Realty, LLC in Springboro, and a member of Dayton REALTORS®.

Recent Sales Activity

Over the past 12 months, MLS records show Angella on 15 closed sales (9 as the listing agent, 6 representing the buyer), about $5,145,801 in total sales volume. Most active in Waynesville, Miamisburg, Springboro, Wayne Township, Clearcreek Township and Sugarcreek Township.

Overview

Angella Layne is a Southwest Ohio real estate agent with NavX Realty, LLC, a brokerage that describes itself as the Miami Valley’s most innovative real estate team. Her brokerage page lists her as a Realtor working out of the NavX office at 15 Commercial Way in Springboro, and she goes by Angie Layne on that page and on her personal Country Layne site.

She describes her focus as properties from one acre to more than 100 acres, along with luxury homes, farms and estates. The numbers from the past 12 months show that focus in a practical light: a book of work spread across the southern Miami Valley, with sales in 10 different communities and a mix of listing and buyer representation.

Over that period she closed 15 sales totaling $5,145,801 in volume. Nine of those were listings she represented as the seller’s agent, and six were sales in which she represented the buyer. That split, with listings making up roughly 60 percent of her closings, points to a practice built largely on bringing properties to market.

The sales record in numbers

Fifteen closed sales in a year, worth just over $5.1 million, works out to an average of about $343,000 per transaction. The median sale price was $340,000, close to that average, which suggests a fairly even spread rather than a few large sales driving the total.

Her prices ran from a low of $148,000 to a high of $490,600. That range covers entry-level and mid-market homes as well as properties approaching the upper end of the markets where she works. The top sale came in Clearcreek Township, and the lowest in Wayne Township.

On the nine homes she listed, the median time on market was 42 days, and the median sale-to-list price ratio was 96.3 percent. In practical terms, a typical listing sold in a little over six weeks at roughly 96 cents on the dollar of its asking price. One of the nine sold at or above asking.

The mix of property types is also telling. About 47 percent of her sales were renovated homes, a notable share that suggests she is comfortable with properties that have been updated or freshly improved. None of her sales in the period were new construction, and none were multifamily. Her work was in resale single-family housing.

Her own website says she has sold more than 140 properties since 2020, including probate sales, historic homes and off-market farm properties. Third-party agent profiles list differing lifetime totals, so the 12-month MLS figures above are the most precise measure of her recent activity.

Where she works

Her closings are spread across the southern Miami Valley and into Warren and Greene counties. Waynesville, Miamisburg and Springboro each accounted for two sales. Single sales were recorded in Wayne Township, Clearcreek Township, Sugarcreek Township, Washington Township, Oakwood, Miami Township and Kettering. She had no sales in the city of Dayton or in West Dayton during the period.

Set against local medians, her sales line up in different ways from place to place. In Waynesville, her two sales had a median price of $343,250, against an area median of $425,000. In Springboro, her median was $322,950 against an area median of $425,000, so her work there sat in the more accessible part of the market.

In Miamisburg, her two sales had a median of $279,150, almost level with the area median of $274,900. In Washington Township, her sale at $415,000 was close to the area median of $412,000. Those two areas show her working right at the center of the local market.

In Sugarcreek Township, her sale at $460,001 was above the area median of $379,900, showing she also handles homes in the upper part of that market. In Clearcreek Township, her sale of $490,600 compared with an area median of $567,000. In Oakwood, her $355,000 sale compared with a median of $404,900.

In Wayne Township, her one sale closed at $148,000, well under the area median of $475,000, an example of how her range stretches from modest homes to larger properties.

Her brokerage profile also lists guides for Springboro, Cincinnati, West Chester, Liberty Township and Springfield, which reflects a service area wider than the communities where she closed sales this past year. Listings under her name have also appeared in Washington Township and Huber Heights, and her personal site gives a Waynesville office address.

Background and credentials

Public information on her professional background is brief. She is licensed and holds the REALTOR designation, and one agent directory lists about six years of experience. NavX Realty is listed as her professional experience, and her LinkedIn profile lists Morehead State University for education.

Her specialty, as she describes it, is land and rural property: parcels from one acre to more than 100 acres, farms and estates, along with luxury homes. Her website adds that her work has included probate sales, historic homes and off-market farm properties. Those are the kinds of transactions that often call for more than a routine listing process, though this recent year’s MLS record is mostly homes in established communities, with a median price of $340,000.

No additional designations, such as ABR, CRS, GRI or SRES, were found, and no awards or board roles were identified. She is a team member at NavX Realty’s Springboro office.

How she compares locally

In the local rankings by number of sales, Layne holds the No. 5 position in Wayne Township, where her one sale in the period put her in the top five of agents by closed sales. In Waynesville, her two sales place her 10th.

Those standings reflect a practice that is broad rather than concentrated. Instead of building volume in a single neighborhood, she has closed in ten communities, and her place on two local leaderboards shows she is an active presence in smaller markets such as Waynesville and Wayne Township.

With 15 sales, $5,145,801 in volume, a 42-day median on her listings and a 96.3 percent median sale-to-list ratio, her record shows steady work across the southern Miami Valley, with a particular lean toward listing representation and renovated homes.
