Overview

Angela Flory is a Realtor with eXp Realty who works south and east of Dayton, with most of her business in Clearcreek Township, Springboro and Washington Township. She leads Team Flory, which operates under the eXp Realty brokerage, and her office is listed at 70 Birch Alley in Beavercreek.

Over the past 12 months she closed 74 sales totaling $46,084,700. Of those, 43 were listing sides and 31 were buyer sides, so she represented sellers in a little more than half of her transactions. Her sales ranged from $190,000 to $2,070,000, with a median of $569,250.

Her team profile describes her as a full-service Realtor, luxury listing specialist, staging consultant and new construction expert.

Sales record in numbers

The $46,084,700 in closed volume across 74 sales works out to an average of roughly $623,000 per transaction, a figure pulled upward by a handful of sales above $1 million. The median of $569,250 is a steadier picture of where most of her business sits: the upper-middle of the Dayton-area market, well above the price points common in the city proper.

On her 43 listings, the median time on market was 27 days, and the median sale-to-list ratio was 98.9%. In other words, a typical listing of hers sold in under a month and closed within about one percent of its asking price. 18 of the 43 listings sold at or above asking.

The mix of property types is varied. New construction made up 7% of her sales, and renovated homes accounted for 31%. She had no multifamily sales in the period. The renovated share is notable: nearly one in three of her closings involved a home that had been updated, which fits with a practice built around presentation and pricing.

Her team profile lists a Certified Pricing Strategy Advisor designation, and Homes.com lists Strategic Pricing Specialist. Pricing is the area where her listing numbers can be read most directly: a 98.9% sale-to-list ratio and a 27-day median suggest listings that, on the whole, found buyers close to the asking price within a reasonable window.

Where she works

Her activity is concentrated in the communities south of Dayton in Warren and Montgomery counties. Clearcreek Township led with 16 sales, followed by Springboro with 12 and Washington Township with 11. Together those three areas account for 39 of her 74 closings.

Centerville followed with 4 sales. Miamisburg, Miami Township, Beavercreek Township and Franklin Township each had 2, and Brookville and Beavercreek each had 1. She had 2 sales in the city of Dayton and none in West Dayton. A third-party directory describes her team as serving Waynesville and Centerville, and the Springboro Chamber of Commerce carries a directory listing for Team Flory.

Her price points sit above area medians in most of the places she works. In Clearcreek Township, her median sale price was $874,950 against an area median of $567,000. In Springboro it was $650,000 against $425,000, and in Washington Township $630,000 against $412,000.

The pattern holds in smaller markets as well. In Beavercreek Township her median was $725,000 against $500,000, and in Franklin Township $550,000 against $312,000. In Miami Township she was at $305,000 against $260,000, and in Centerville $367,250 against $349,900, close to the local middle. In Miamisburg her two sales had a median of $243,000, compared with an area median of $274,900.

Taken together, the figures show a practice that leans toward the higher end in each community, which lines up with the luxury and new construction specialties she lists.

Background and credentials

According to a press release, Flory’s career began in 1999 as a custom home builder, and she joined eXp Realty in 2022. Years of experience are stated differently across her public profiles: her team profile cites more than 25 years, Homes.com lists 26, and a LandWatch profile says more than 20. Whichever figure is used, her time in residential real estate and construction spans more than two decades.

Her team profile identifies her as team leader and founder of Team Flory, brokered by eXp Realty. Her Ohio license number appears on the team site and on Homes.com. Because the state’s eLicense system was retired in October 2025, anyone wishing to confirm license status should use the current state portal.

Designations listed on her public profiles include Certified Luxury, Certified Pricing Strategy Advisor and Homes for Heroes Affiliate on Facebook, and National Association of Realtors membership and Strategic Pricing Specialist on Homes.com. Homes.com also lists her specialties as first-time home buyers, investments, luxury homes, military families and new construction.

She states that her career sales exceed $500 million, a self-reported figure. A paid press release issued in June 2025 says BestAgents.us recognized her as a 2025 Top Agent; it is not an award from her brokerage or a local Realtor association.

How she compares locally

On the Miami Valley leaderboard, Flory ranks 24th with 69 counted sales, placing her among the more active agents in the region.

Her strongest rankings come in the communities where she concentrates her work. She is second in Clearcreek Township with 12 counted sales and fourth in Springboro with 12. In Washington Township she ranks sixth with 11, and in Beavercreek Township she is eighth with 2.

She also appears on a few smaller neighborhood boards on the strength of single sales: first in Shroyer Park, fourth in Wayne Township and fifth in Patterson Park, each with 1 sale. Those counts are small, but they show her reach extending into Dayton neighborhoods beyond her core southern markets.

The overall picture is of an agent with a deep presence in a few southern Montgomery and Warren County communities, working mostly above local median prices, with listings that typically sell in under a month near their asking price.
